Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Don’t run silicone over sand mastic
  • Take care around the mastic when scraping paint
  • Sort the mastic before the decorators arrive
  • Have rotten timber repaired before new mastic goes in

Keep gutters and sills clear so water runs away from the surround. Water sitting against the mastic shortens its life.

An open joint round the box lets weather through. Left, the gap tends to get bigger as more mastic falls out.

About our sand mastic in Boquhan

On many period windows, sand mastic looks right and suits the building. On modern frames we’d normally use a flexible sealant and we will explain which is best for yours. If you have cement or filler used on old window joints that has cracked and mastic worn away on windows facing the weather, we can help.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Whatever the size of the job, it’s backed by our one-year guarantee.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

Boquhan questions

Is Boquhan within the area you cover?

Yes. Boquhan is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Boquhan for sand mastic?

Yes, Boquhan is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Is it possible to take out silicone and use sand mastic instead?

Yes, we do this often. The old silicone has to come out completely so the mastic can sit properly.

Are you fully insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Do you offer different sealant colours?

Most of the time, yes. We will tell you which colours the right product comes in and agree one before work begins.

Should I use sand mastic or silicone?

Sand mastic generally suits period timber windows best. Modern frames normally suit a flexible sealant, and we’ll explain why.

Quotes for sand mastic in Boquhan

The quote reflects the job in front of us. We take into account:

  • The type of sealant required
  • Any working-time requirements on site
  • The size of the job
  • The old material and how stubborn it is

Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Any access issues, like height or stairs
  • Whether it has been sealed before
  • Whether it’s a home or a business
  • How many joints, rooms or windows are involved

It all starts with a short chat. Describe the problem, the location and the size of the job. When it suits you, drop us a line at info@mrmastic.co.uk.

The process

When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before we start. The work generally takes a few hours for a single window, longer for several. Around Boquhan, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We look at the surrounds with you and agree the joints to renew.
  2. Old mastic and any loose material are raked out.
  3. We pack any deep voids first.
  4. We apply the mastic by hand and shape it.
  5. We dress the finish so it sits neatly against the masonry.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Try not to wet indoor joints just before the visit
  • Let us know about parking restrictions

Advice

Frames and glazing around Boquhan

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Schools such as Balfron High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. Around Boquhan, as everywhere, sand mastic is only as good as the preparation behind it.

When it isn’t the sealant

To be straight with you, there are a few things sealant won’t fix:

  • Sashes that rattle, stick or won’t open
  • Cracked or broken glass
  • Planning or listed building consent (your local planning authority decides)

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

Leave it or put it right?

If you are redecorating, renew the mastic first. Paint over cracked mastic won’t stop the gaps and traditional guidance is to leave the new mastic unpainted. In a place like Boquhan, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
