Remedial sealant in Boquhan

Getting old sealant out properly is slow, careful work. We cut out every layer, clear the residue and degrease the surfaces, without scratching tiles, trays or frames. Only then can new sealant bond. If you have black mould underneath the bead and movement joints that have split or pulled away, we can help.

A bathroom in a place like Boquhan gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

You’re covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

FAQs for Boquhan

Is remedial sealant in Boquhan guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Is Boquhan in your area for remedial sealant?

Yes, Boquhan is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Can failed expansion joints be resealed?

Yes. Where mortar or filler has been used instead of sealant, it’s removed where it can be, then the joint is sealed properly.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you will get one quote.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Remedial sealant in Boquhan: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you look after a building such as Balfron High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

How it works

There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours for a typical bath or shower, longer where several layers have been applied from start to finish. Outside jobs in Boquhan need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. Surrounding tiles, trays and frames are protected first.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

How to prepare

  • Keep pets and children clear of the area while we work

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Do not wait for a small gap to become a leak
  • Find out why the sealant failed first
  • Never seal over old silicone
  • Run the fan after every shower

Leave the new joint to cure fully before it gets wet or moves: normally around 24 hours, or as long as we advise.

Mould under a second layer of sealant keeps growing out of sight. By the time it shows through, the joint is well past saving.

When something else is needed

We will always be straight with you, so here’s what sealant can’t fix:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Water damage behind tiles that needs a tiler
  • Older mastics that may need an asbestos check before removal

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Leave it or put it right?

Spraying mould remover on a sealed-over joint doesn’t reach what’s underneath. The layers have to come out. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before we start, so you know where you stand.

Do you need remedial sealant in Boquhan?

One of the commonest remedial jobs is sealant on top of sealant. Silicone doesn’t bond to silicone, so the top layer lifts and water and mould collect between the two.

It’s worth asking for a quote if you see:

  • Decorators’ caulk around a bath or shower
  • Thick, messy sealant smeared over tiles
  • Over-sealed joints coming away
  • Dark patches showing through the sealant

Around Boquhan, as everywhere, remedial sealant is only as good as the preparation behind it.
