Sand mastic for homes and businesses in Beedon
Across Beedon, we renew sand mastic around sash and case windows. Each joint is raked out, prepared and pointed by hand, finished to suit the masonry. If you have patchy fillers round a sash window and mastic that needs renewing before redecorating, we can help, on timber door frames, brick reveals and sash and case windows alike.
Homes in small places like Beedon often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.
You are covered for a year from the day we finish. If there’s a problem with it, please call 0345 464 0079 or drop us an email.

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Frames and glazing around Beedon
Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
For site and facilities teams at buildings such as Beedon C.E. (Controlled) Primary School, larger buildings have plenty of frames, and the mastic around each one ages. Homes close to Church of St Nicholas include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What’s near Beedon

What happens if it’s left?
Before painting the windows, it pays to renew the mastic. Paint over cracked mastic will not stop the gaps, and the new mastic is traditionally left unpainted. In a small place like Beedon, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

The process
There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours per window, depending on the condition of the joints, including the tidy-up. In a small place like Beedon, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We start by checking each surround and agreeing the joints to renew.
- We rake out the old mastic and clean the joint.
- Deep voids are packed so the mastic is the right thickness.
- Sand mastic is mixed and applied by hand, then shaped to the joint.
- We dress the surface so it sits neatly against the masonry.
Getting ready for the visit
- Keep children and pets away from the work area
- Mention any tricky access
- For business premises, tell us about site rules or sign-in

Advice
What affects the cost of sand mastic
We quote each job individually. These are the things that affect it:
- Working hours on commercial sites
- How easy the joints are to reach
- The size of the job
- How many rooms, windows or areas are involved
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Helping us quote
Photos help, but a description is a good start. Try to tell us:
- Any previous sealing or DIY work
- If it’s domestic, commercial or a hotel
- What the problem is, such as mould, gaps, leaks or cracking
- How many joints, rooms or windows are involved
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.
Surface by surface
Brick reveals
We rake out the old mastic and pack deep voids before pointing.
Timber door frames
Sand mastic is used round timber door frames too. We renew it the same way as on windows.
Beedon questions
Do you cover Beedon for sand mastic?
Yes, Beedon is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or email us with a few details of the job.
Is there a guarantee on sand mastic in Beedon?
Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Do you do commercial work?
Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.
Are you fully insured?
Yes. Mr Mastic is fully insured.
Should I use sand mastic or silicone?
For period timber windows in stone or brick, sand mastic is often the better fit. On modern frames, we’d normally use a flexible sealant, and we will explain why.
Is it possible to paint over sand mastic?
Sand mastic is normally left unpainted, which is what traditional guidance recommends. Talk to us before any painting near it.
How long does the job take?
As a guide, most jobs take a few hours per window, depending on the condition of the joints. Larger jobs naturally take longer, and we will say how long yours will take.
What does sand mastic cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
