Sand mastic in Ashbank

Sand mastic in Ashbank

Traditional burnt sand mastic blends with stone and brick surrounds. It’s a good fit for period properties where a modern sealant bead would stand out. We work on stone surrounds, timber door frames and sash and case windows, and common reasons people get in touch are mastic that needs renewing before redecorating and gaps between timber frames and stone or brick.

In a village or hamlet like Ashbank, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

You’re covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or send us an email.

What happens on the day

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a few hours per window, depending on the condition of the joints. Somewhere like Ashbank needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We check each window surround and the condition of the joint.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Before we arrive

  • Clear items away from the joints we’re working on
  • Keep children and pets away from the work area
  • Try not to wet indoor joints just before the visit

Advice

Ashbank questions

Will you come out to Ashbank?

Yes. Ashbank is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you do sand mastic in Ashbank?

Yes. We work across London and the South East, and Ashbank is part of that. Just phone 0345 464 0079 or drop us an email with a few details of the job.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before resealing.

Can new sealant go over the old?

No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply phone 0345 464 0079 or email us.

Is the work guaranteed?

There’s a 12-month guarantee on every job, sand mastic included.

What exactly is sand mastic?

It’s the traditional filler for the joint round timber windows and doors. It combines sand with a linseed-oil-based binder.

Different surfaces, different methods

Period and listed homes

Period homes look their best with traditional materials, and sand mastic is one of them.

Sash and case windows

The box of a sash and case window sits in the stone or brick opening. The gap round it is pointed with sand mastic.

What sealant work cannot fix

Before you book, it’s worth knowing the limits too:

  • Sash cords, weights and draught-proofing of the sashes
  • Broken panes
  • Timber that has rotted

If you’re not sure, just phone 0345 464 0079 or send us an email and we’ll give you a straight answer.

Joints and surfaces we work on

  • Tenement windows
  • Sash and case windows
  • Stone surrounds
  • Brick reveals
  • Period & listed homes
  • Timber door frames

Looking after it afterwards

Aftercare is simple, and it makes a real difference:

  • Ask us before painting near the mastic
  • Ask a joiner to look at soft timber first
  • Check with your local planning authority if your home is listed
  • Do not run silicone over sand mastic

Don’t run silicone over the new mastic. If you see a crack, ask us to take a look rather than patching it.

Fine cracks show the mastic is starting to fail. It’s easier to renew it before it drops out.

What happens if it’s left?

New sash windows are a major, costly change and on a listed home, consent may be needed. Where the frames are in good order, new mastic seals the surround. Where a wall is exposed, as many are in small places like Ashbank, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Quotes for sand mastic in Ashbank

Jobs vary more than people expect. What affects the quote:

  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove
  • Which sealant suits the joint
  • Working hours on commercial sites

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Asking for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • Photos by email, if that is easy
  • Where the property is
  • If someone has resealed it before
  • Access, such as stairs, a lift or height

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will explain what’s involved.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Windows and doors in Ashbank

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Leeds Castle (about 0.6 miles east) are a reminder that the area around Ashbank has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

For site and facilities teams at buildings such as Leeds and Broomfield Church of England Primary School, the mastic around its windows and doors needs looking after like any other building’s. For an older house near a landmark such as St Nicholas's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you let a flat or house near Hollingbourne station, any sash windows need sound mastic to keep draughts and rain out.
