Sand mastic for Ash homes and businesses

What happens if it’s left?

New sash windows are a major, costly change and on a listed home, consent may be needed. Where the frames are in good order, new mastic seals the surround. In a smaller place like Ash, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and give you a clear price before any work starts.

About our sand mastic in Ash

If your home is listed or in a conservation area, check with your local planning authority if consent is needed before window work. Like-for-like sand mastic is often the preferred finish. If you have mastic worn away on windows facing the weather and mastic round period door frames that has failed, we can put it right, whatever the surface.

Around Ash, conservatories, garden rooms and patio doors are often part of the house. Their glazing joints and frame seals are as much a part of the job as the windows.

A 12-month guarantee comes as standard.

What the job involves on each surface

Stone surrounds

Stone openings are rarely perfectly straight, so the joint varies in width. Sand mastic is shaped by hand to suit.

Timber door frames

Doors face weather and wear and the mastic can crack early. It’s renewed by hand.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Ash: your questions answered

Do you cover smaller places like Ash?

Yes, Ash is covered. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Is Ash in your area for sand mastic?

Yes, Ash is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or send us an email with a few details of the job, and we’ll give you a clear price.

How much does sand mastic cost in Ash?

Every job is different, so each one gets its own quote. For a quick quote, phone 0345 464 0079 or send us an email and let us know what needs doing and where.

Can old silicone round a sash window be swapped for sand mastic?

Often, yes. Once the silicone is out and the joint prepared, sand mastic is applied by hand.

How long does sand mastic take to go off?

Not straight away. It skins first and hardens fully later, and we’ll tell you what to expect.

Can I paint the new mastic?

It’s traditionally left unpainted, as guidance on traditional windows advises. Ask us before decorating.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Should I check with the council before work on a listed or conservation-area home?

Yes, it’s worth checking. Your local planning authority can say if consent is needed for listed or conservation-area properties.

What happens on the day

Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a single window, longer for several. A visit to Ash is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We check the window surrounds and agree which joints need renewing.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out first, so the mastic isn’t too thick.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us if parking is tricky
  • Mention if the joints have been sealed before

When it isn’t the sealant

We will not take on work that will not last, so these are the limits:

  • Sash cords, weights and draught-proofing of the sashes
  • Planning or listed building consent (your local planning authority decides)
  • Cracked or broken glass

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly before you book.

Joints and surfaces we work on

  • Stone surrounds
  • Timber door frames
  • Sash and case windows
  • Brick reveals
  • Period & listed homes
  • Tenement windows

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Leave the new mastic unpainted
  • Find out about consent before window work on a listed home
  • Have rotten timber repaired before new mastic goes in
  • Don’t run silicone over sand mastic

When preparing windows for paint, take care around the mastic. Hard scraping can loosen it.

An open joint round the box lets weather through. The longer it’s left, the more the joint opens as more mastic falls out.

How we quote for sand mastic

There’s no set price list, because no two jobs are the same. The quote depends on:

  • Working hours on commercial sites
  • Access and height
  • The product the joint needs
  • Mould in or behind the old joints

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, phone 0345 464 0079 or send us an email for an honest opinion and a quote.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Photos by email, if that’s easy
  • The problem you’ve noticed
  • The rough size of the job
  • Whether it has been sealed before

We don’t publish a price list. Instead, we give you a clear quote for your job. To get started, call 0345 464 0079 or drop us an email.

Frames and glazing around Ash

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Goodnestone Park (about 3.3 miles south-west) nearby, there’s older building stock in the area around Ash as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Schools such as Ash Cartwright and Kelsey Church of England Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. In the older streets around Church of St Nicholas, the joint between an old wall and a newer frame is usually the first place rain gets in. Letting a property close to Sandwich station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about.
