Remedial sealant for homes and businesses in Ridgewood

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We are ARBOMaster approved and fully insured, and remedial work carries our 12-month guarantee. Typical jobs include gaps opening along the back of the worktop and caulk or the wrong sealant used in a wet area, on botched or over-sealed joints, leaking tray & enclosure joints and failed movement joints.

In and around Ridgewood, older properties sit alongside newer ones. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.

Big or small, you get the same one-year guarantee.

Surface by surface

Mouldy bath & shower sealant

Repeat mould usually points to a damp, poorly aired room. Along with resealing, we will mention if the room needs better ventilation.

Worktops & kitchens

Shrunken worktop sealant leaves a gap that lets water into the back edge. It’s cut out, degreased and resealed in a colour to suit.

How we quote for remedial sealant

Your quote is based on your job. We look at:

  • Working hours on commercial sites
  • The product the joint needs
  • Whether the work is at height
  • The size of the job

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Asking for a quote

Photos by email are helpful but not essential. Please mention:

  • The rough size of the job
  • Access, such as stairs, a lift or height
  • A few pictures by email, if you can
  • If someone has resealed it before

Every job is quoted individually, so start by telling us what you need. Simply phone 0345 464 0079 or email us and describe the job.

Why deal with it now?

A joint that has failed twice will fail again unless the cause is dealt with. Taking time to find the cause, whether it’s movement, a leak or the wrong product, is what stops it happening again. In an older home around Ridgewood, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

The cost depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before work begins, so you know where you stand.

What you get with us

  • Sanitary silicone with an anti-fungal additive in wet areas
  • 4.9 on Google from 180+ five-star reviews
  • You choose the colour before work begins
  • Old sealant always removed completely

Read our cost guide and our reviews.

What sealant work can’t fix

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Cracks in the fitting rather than the joint
  • Movement from fittings that aren’t supported
  • Older mastics that may need an asbestos check before removal

If you’re not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer.

Surfaces we seal

  • Leaking tray & enclosure joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Failed movement joints

How it works

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a typical bath or shower, longer where several layers have been applied. Parking around Ridgewood is usually easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. We strip the joint completely, removing any layers below.
  3. We clean the joint, treat any mould and let it dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. Finally we finish the joint and talk you through what we found.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep children and pets away from the work area
  • Mention any leaks or damp you’ve noticed

Common questions in Ridgewood

Can you help a landlord with a rental near Uckfield station?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before any work starts.

Will you come out to Ridgewood?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How long does remedial resealing take?

A little longer than a standard reseal. For most joints, it’s a few hours.

Can you take off two layers of silicone?

Yes. We remove every layer; new silicone does not bond to old silicone, which is why over-sealing fails.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Ridgewood.

Do you guarantee remedial jobs?

Yes, with our one-year guarantee. If we have pointed out another problem, getting it fixed helps the new joint last.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Remedial sealant in Ridgewood: local notes

Ridgewood has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near Uckfield station, a joint that keeps failing is best fixed properly while the property is empty. In the older streets around St Saviour, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What we are called out for in Ridgewood

Water from somewhere else can ruin a good seal. A leaking valve, a failed waste or cracked grout feeds water behind the bead, so the silicone goes mouldy or lets go.

It’s worth asking for a quote if you see:

  • Floor or wall movement joints that have failed
  • Mould trapped under a layer of silicone
  • Smears and lumps from a botched reseal
  • Products that weren’t meant for the joint

Managing a site like Harlands Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Before you book anyone

  • How long to leave it before use
  • Which colour the sealant will be
  • Whether VAT is included
  • What happens if the job turns out different
