Lee homes and their sealant

Lee is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

Schools such as Oasis Academy Lord's Hill are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near Church of St Boniface, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How the visit works

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a typical bath or shower, longer where several layers have been applied. Somewhere as small as Lee, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • For business premises, tell us about site rules or sign-in
  • Mention if the joints have been sealed before

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

How to look after the new joints

After the cure time, these simple habits help:

  • Keep an eye on the ceiling below the bathroom
  • Act on a lifting corner straight away
  • Have loose fittings fixed before resealing
  • Keep movement joints clear of mortar and paint

Leave the new joint to cure fully before it gets wet or moves: normally around 24 hours, or as long as we advise.

Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.

What the job involves on each surface

Over-sealed & botched joints

Previous removal attempts can leave scratches or gouges. We take care not to make it worse, and tell you about any damage we find.

Movement & expansion joints

A sealant stuck to the back of the joint can’t stretch. Backing stops that, so the sealant grips the two sides only.

Honest limits

It helps to know what we cannot do too:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Tiles that have come away from the wall
  • A tray or worktop that needs refixing first

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly before booking.

Surfaces we seal

  • Failed movement joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Expansion joints

Landlords, agents and businesses in Lee

We also work for property managers and facilities teams. Several sites can be quoted together, and we’re fully insured.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

When to call us in Lee

Some joints fail because water is reaching them from behind. A slow leak behind the tiles soaks the joint from the back, so the silicone goes mouldy or lets go.

Any of these means the joints need attention:

  • Gaps opening along the back of the worktop
  • Torn expansion joints
  • Over-sealed joints coming away
  • Smears and lumps from a botched reseal

Letting a property close to Romsey station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

What your quote should include

  • How the joint is cleaned and prepared
  • What guarantee comes with the work
  • How the colour is chosen
  • What product goes in the joint
