Remedial sealant in Knapp

About our remedial sealant in Knapp

Water on the floor does not always mean failed silicone. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. When the fault is elsewhere, we say so instead of resealing for the sake of it. Common call-outs are for decorators’ caulk around a bath or shower and sealant that came away because the surface wasn’t prepared, across expansion joints, leaking tray & enclosure joints and mouldy bath & shower sealant.

In a village or hamlet like Knapp, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

Big or small, you get the same 12-month guarantee in Knapp and across Hampshire.

Bathrooms and kitchens in Knapp

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For an older house near a landmark such as Church of St Mark, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you let a flat or house near Chandlers Ford station, botched sealant from a previous quick fix is easier to strip out between tenants.

Knapp is about 2 miles north-west of Chandler's Ford, in Hampshire. Knapp gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. 683 places in Hampshire are on our list, large and small. We also work in Southampton, about 7 miles from Knapp.

Our applicators cover all of SO51 for remedial sealant. Nearby, we also carry out remedial sealant in Ampfield (1 mile south-west), Broadgate (1 mile south-east), Gosport (1 mile south-west), Lower Slackstead (1 mile north-west) and Crampmoor (2 miles south-west). Larger places within reach include Winchester (6 miles north-east), Eastleigh (5 miles south-east), Fareham (15 miles south-east), Andover (14 miles north), Totton (7 miles south-west) and Hedge End (8 miles south-east).

What we’re called out for in Knapp

Water from somewhere else can ruin a good seal. A slow leak behind the tiles soaks the joint from the back, and the sealant lifts or goes mouldy from underneath.

The problems people usually mention when they call are:

  • Leaks that keep coming back after resealing
  • Over-sealed joints coming away
  • Products that weren’t meant for the joint
  • Torn expansion joints

Schools such as Ampfield Church of England Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

What your quote should include

  • What insurance they hold
  • How the colour is chosen
  • When the joint can take water or movement
  • What product goes in the joint

10 questions to ask before booking

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.

We work for landlords and agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

Questions from Knapp

Can you help a landlord with a rental near Chandlers Ford station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.

Do you cover Knapp for remedial sealant?

Yes. We work across London and the South East, and Knapp is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job.

Does remedial work come with a guarantee?

Yes. Our 12-month guarantee covers the work, and we are fully insured.

Can you take off two layers of silicone?

Yes. Each layer is cut out and the residue cleaned off, then the joint is resealed once.

How long before the joint can be used?

It depends on the product and the temperature. We tell you how long to leave it before we go.

How long does remedial resealing take?

It takes a few hours, depending on how many layers have to come out. You will know the timing when we quote.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

My shower still leaks after a reseal. Can you sort it?

Yes. First we check whether the leak is the sealant at all, then the joints are stripped and resealed.

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

When something else is needed

Before booking, it’s worth knowing the limits:

  • Plumbing leaks behind walls or under trays
  • A bath, tray or worktop that moves until it’s properly fixed
  • A cracked shower tray or bath (that needs repair or replacing)

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.

Surfaces we seal

  • Failed movement joints
  • Expansion joints
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Botched or over-sealed joints

The process

You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes a few hours for a typical bath or shower, longer where several layers have been applied in most cases. For a village or hamlet like Knapp, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Tell us if parking is tricky
  • Where the joints are inside, avoid wetting them before we arrive

Related advice

What the job involves on each surface

Mouldy bath & shower sealant

Black mould inside the bead will not scrub out. All of it comes out, and the joint is treated and dried ahead of a new anti-fungal bead.

Over-sealed & botched joints

Thick, smeared sealant looks messy and hides problems. Taking it back shows what’s underneath, then reseal neatly.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Check ceilings under showers for marks
  • Act on a lifting corner straight away
  • Never seal over old silicone
  • Report a tray that rocks or a worktop that lifts

Keep an eye on the joint at first, particularly where the original failure was caused by movement. Should anything change, ring 0345 464 0079 or drop us an email.

Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.
