Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
How it works
A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and tidy away. It usually takes a few hours for most joints, depending on how much old sealant has to come out. Somewhere as small as Holyport, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- Surrounding tiles, trays and frames are protected first.
- The botched or failed sealant is cut away completely.
- We clean and degrease the joint and look for signs of movement or water.
- Once dry, a suitable sealant is applied and tooled.
- We give you the cure time and explain what caused the failure.
Preparing for the visit
- Plan for the work area to be out of bounds to pets and children
- On commercial sites, let us know about site rules
- Mention any parking rules near the property

Advice
Remedial sealant around Holyport
There are hotels and other places to stay in and around Holyport. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For site and facilities teams at buildings such as Holyport CofE Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

A little further out are St Mark's Hospital (2.5 miles north-west) and Windsor Castle (4.9 miles east). The countryside around Holyport includes Weycock Hill and Taplow Lake.
Why deal with it now?
Remedial work takes longer than a straight reseal, but rarely a lot: the work takes a few hours for a typical bath or shower, longer where several layers have been applied. Compared with chasing the same leak every few months, it’s time well spent. Where a wall is exposed, as many are in small places like Holyport, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
The cost reflects the work involved, not guesswork. That is why we ask about the job first.

Questions from Holyport
Will you come out to Holyport?
Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
I let a flat near Maidenhead station. Can you help?
Yes, rental work is part of what we do. Just call 0345 464 0079 or email us and tell us about the property, and we will give you a clear price.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Do you offer different sealant colours?
Most of the time, yes. We will tell you which colours the right product comes in and agree one before work begins.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.
Someone resealed my shower and it’s leaking again. Can you help?
Yes, generally. We check it’s the sealant and not the tray, valve or waste, then strip and reseal the joints.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area.
When is the sealant fully cured?
Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint.
What the job involves on each surface
Movement & expansion joints
Joints filled with mortar, grout or rigid filler cannot move. We rake that out where it can be removed and seal with a flexible product.
Worktops & kitchens
If a worktop moves when you lean on it, the sealant will keep splitting. That needs refixing before resealing, and we will tell you if we find it.

Aftercare tips
To keep the joints looking good and working properly:
- Clean sealant with mild products only
- Check trays and worktops do not move
- Don’t wait for a small gap to become a leak
- Look for stains below bathrooms now and then
Watch the joint over the first few weeks, particularly where the original failure was caused by movement. Should anything change, ring 0345 464 0079 or email us.
If a joint has failed more than once, stop resealing it. Get the cause found first, or the next bead will go the same way.
What affects the quote in Holyport
Call for a quick quote. What matters most is:
- How many areas need sealing
- The number and length of the joints
- When we can work, for business premises
- How easy the joints are to reach
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, ring 0345 464 0079 or drop us an email and we will give you an honest view and a quote.
Asking for a quote
Photos help, but a description is a good start. Try to tell us:
- If someone has resealed it before
- If it’s domestic, commercial or a hotel
- What the problem is, such as mould, gaps, leaks or cracking
- How many joints, rooms or windows are involved
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.
Common problems we fix in Holyport
Sealant needs a clean, dry surface with no grease on it. Soap film, dust, damp or old residue stop it gripping, so it starts lifting sooner than it should.
Signs it’s time to call us include:
- Movement joints that have split or pulled away
- Thick, messy sealant smeared over tiles
- Dark patches showing through the sealant
- Leaks that keep coming back after resealing
If you let a flat or house near Maidenhead station, botched sealant from a previous quick fix is easier to strip out between tenants.
