Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Remedial sealant for homes and businesses in Hay Street

Two decades of sealant work means we recognise most failures quickly. We are ARBOMaster approved and fully insured, and remedial work carries our one-year guarantee. If you’re dealing with a shower that leaks however often it’s resealed and products that weren’t meant for the joint, we can put it right.

In a village or hamlet like Hay Street, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Different surfaces, different methods

Worktops & kitchens

Shrunken worktop sealant leaves a gap that lets water into the back edge. It’s cut out, degreased and resealed colour-matched to the worktop.

Mouldy bath & shower sealant

Mould that has grown into silicone doesn’t clean out for good. All of it comes out, and the joint is treated and dried before anti-fungal sanitary silicone goes in.

What remedial sealant looks like in Hay Street

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For site and facilities teams at buildings such as Jenyns First School and Nursery, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as Parish Church of St Mary the Virgin, walls and floors in older homes can move, and sealant and grout show it first.

FAQs for Hay Street

Do you cover smaller places like Hay Street?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is remedial sealant in Hay Street guaranteed?

All our work, in Hay Street and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Can you do several jobs on one visit?

Yes. Just list everything you need and we will quote it together.

What should I tell you?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply ring 0345 464 0079 or send us an email.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint.

Can failed expansion joints be resealed?

Yes. Backing sets the depth and stops the sealant sticking to the back, which lets it stretch.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

How it works

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for most joints, depending on how much old sealant has to come out. In a small place like Hay Street, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you’re told about anything else we found.

Getting ready for the visit

Advice

Honest limits

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Tiles that have come away from the wall
  • Plumbing leaks behind walls or under trays
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly.

What we seal

  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Expansion joints

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Always have old sealant cut out, not covered
  • Do not point over movement joints
  • Keep bleach and abrasives off the bead
  • Keep the room well ventilated

If the joint ever needs renewing, have it cut out, not sealed over. New silicone does not bond to old.

Signs to act on: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Each one is worth getting looked at.
