Friar's Wash Remedial Sealant
Our applicators work in Friar's Wash on removing failed, mouldy or leaking sealant and putting it right. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Sealant peeling off a dusty or damp surface
- Leaks that keep coming back after resealing
- A second bead peeling off the first
How we handle remedial sealant in Friar's Wash
The wrong product in the wrong joint fails however neatly it’s applied. Out it comes, and in goes a sealant suited to the job. If you have products that weren’t meant for the joint and sealant that came away because the surface wasn’t prepared, we can help, whatever the surface.
Being in a small place like Friar's Wash makes no difference to the job itself: the journey and access are simply agreed in advance. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.
Every job comes with a 12-month guarantee.

When something else is needed
Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:
- A cracked shower tray or bath (that needs repair or replacing)
- A tray or worktop that needs refixing first
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before you book.
What we seal
- Mouldy bath & shower sealant
- Failed movement joints
- Leaking tray & enclosure joints
- Expansion joints
- Shrunken worktop sealant
- Botched or over-sealed joints
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
How we quote for remedial sealant
The quote reflects the job in front of us. We look at:
- How many areas need sealing
- When we can work, for business premises
- The old material and how stubborn it is
- The size of the job
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.
Asking for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- What’s wrong with the joints now
- Access, such as stairs, a lift or height
- How many joints, rooms or windows are involved
- Where the property is
We don’t publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, call 0345 464 0079 or email us.
For landlords and businesses
We work for landlords and agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Your questions about remedial sealant in Friar's Wash
Can you help a landlord with a rental near Harpenden station?
Yes, we work for landlords and agents. You can phone 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before we start.
Is Friar's Wash in your area for remedial sealant?
Yes, Friar's Wash is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or email us and let us know what needs doing, and we will send you a clear quote.
What information do you need?
The location, the problem and the rough size of the job. Photos by email help too.
Do the sealants smell?
Sometimes, a little. It fades as the sealant cures.
Can you remove sealant that’s been put over old sealant?
Yes. We remove every layer; new silicone does not bond to old silicone, which is why over-sealing fails.
Can I do it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
How long should I leave it?
It depends on the product. Before we leave, we will tell you the cure time.
How long will it take to strip and reseal the joint?
It takes a few hours, depending on how many layers have to come out. You’ll know the timing when we quote.
How the visit works
At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for most joints, depending on how much old sealant has to come out, depending on the size of the job. Somewhere as small as Friar's Wash, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Each layer is cut out and the residue cleaned off.
- Mould is treated and the joint dried.
- The right product goes in, with backing where the joint moves.
- We finish neatly and point out anything that needs another trade.
Getting ready for the visit
- Move anything stored near the joints
- Mention any sign-in or site rules at work premises
- Tell us about access, such as stairs, a lift or high-level joints

Keeping the joints in good condition
So the new joints stay in good condition:
- Ask why a joint failed before redoing it
- Always have old sealant cut out, not covered
- Report a tray that rocks or a worktop that lifts
- Use a soft cloth, not a scourer, on silicone
Don’t let anyone seal over it later. Over-sealing is how many remedial jobs start.
Mould under a second layer of sealant keeps growing out of sight. By the time it shows through, the joint is well past saving.
Remedial sealant in Friar's Wash: local notes
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
Schools such as Flamstead Village School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around Church of St Leonard, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Harpenden station change hands often, and a joint that keeps failing is best fixed properly while the property is empty.

Movement & expansion joints
Some movement joints have been filled with mortar or grout. We rake that out where it can be removed and seal with a flexible product.
