Remedial Sealant in Flamstead
Remedial sealant for Flamstead, by sealant specialists with 20+ years’ experience. Rated 4.9 on Google from 180+ five-star reviews.
- Dark patches showing through the sealant
- Caulk or the wrong sealant used in a wet area
- Over-sealed joints coming away
How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Do not point over movement joints
- Do not add new sealant on top of old
- Air the bathroom so the sealant can dry
- Act on a lifting corner right away
Leave the new joint to cure fully before it gets wet or moves: normally around 24 hours, or as long as we advise.
If a joint has failed more than once, stop resealing it. Have someone find out why, otherwise the next attempt will fail too.
Remedial sealant in Flamstead, done properly
Not every leak is a sealant leak. A cracked tray, a failed shower valve or a leaking waste can look just the same. If that is what we find, we will tell you rather than reseal something that will not fix it. We work on leaking tray & enclosure joints, mouldy bath & shower sealant and failed movement joints, and the jobs we see most are movement joints that have split or pulled away and sealant peeling off a dusty or damp surface.
Somewhere as small as Flamstead, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

Flamstead: your questions answered
Is Flamstead in your area for remedial sealant?
Yes. Our work covers London and the South East, and Flamstead is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job.
I let a flat near Harpenden station. Can you help?
Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.
What if the leak isn’t the sealant?
We’ll tell you. If it’s a cracked tray, a failed valve or a leaking waste, resealing won’t fix it, so we won’t pretend it will.
How long does remedial resealing take?
A little longer than a standard reseal. Most jobs take a few hours.
Are you fully insured?
Yes. Mr Mastic is fully insured.
Can you remove sealant that is been put over old sealant?
Yes. Stripping layered sealant takes longer than a normal reseal, but it’s the only way the new joint will last.
Do you do commercial work?
Yes. We have worked for hotels, offices and other businesses.
What sealant do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
What happens on the day
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours, depending on how many layers have to come out, and the area is left clean. Somewhere as small as Flamstead, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We look at how the sealant has failed and check for movement or a leak path.
- All the old sealant comes out, including any layers underneath.
- We clean the joint, treat any mould and let it dry.
- Moving joints get backing and a flexible sealant to suit.
- The new joint is tooled neatly and we explain anything else we found.
How to prepare
- Mention any leaks or damp you’ve noticed
- Tell us about access, such as stairs, a lift or high-level joints
- For indoor joints, keep the area dry beforehand if you can

Mould can sit behind the silicone, not just in it. We treat the exposed joint once the bead is out so the new sealant starts clean.

Smeared or badly matched mastic can be cut out and redone neatly, in a colour that suits the frame.
Remedial sealant in Flamstead: local notes
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
If you live in an older home near Church of St Leonard, walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Harpenden station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. Managing a site like Flamstead Village School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

How we quote for remedial sealant
You’ll get a clear quote before we start. It takes into account:
- Access and height
- The number and length of the joints
- How many rooms, windows or areas are involved
- Whether old sealant or filler has to be cut out
The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before any work starts.
Helping us quote
What to tell us when you ask for a quote:
- Any previous sealing or DIY work
- Photos by email, if that’s easy
- How many joints, rooms or windows are involved
- What the problem is, such as mould, gaps, leaks or cracking
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. When it suits you, phone 0345 464 0079 or email us.
Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Leave it or put it right?
Adding more sealant is the usual quick fix, and it rarely works. It can’t bond to what’s underneath, so the leak carries on and there’s now more to remove. In a small place like Flamstead, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or drop us an email and we’ll talk you through it.
