Chryston Remedial Sealant

We cover Chryston for removing failed, mouldy or leaking sealant and putting it right. Old material cut out, joints cleaned and sealed neatly.

  • Smears and lumps from a botched reseal
  • Over-sealed joints coming away

Need remedial sealant in Chryston?

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

About our remedial sealant in Chryston

Two decades of sealant work means we recognise most failures quickly. We are fully insured ARBOMaster approved applicators, and every remedial job comes with a 12-month guarantee. Common call-outs are for torn expansion joints and products that weren’t meant for the joint, across expansion joints, shrunken worktop sealant and botched or over-sealed joints.

In and around a place like Chryston, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

Whatever the size of the job, it’s backed by our 12-month guarantee.

Chryston homes and their sealant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Glasgow has a lot of sandstone tenements, so many bathrooms sit right above a neighbour’s ceiling.

Managing a site like Chryston High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Stepps station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Chryston is about 3 miles south-east of Kirkintilloch, in Glasgow. Whether you are in the middle of Chryston or further out, remedial sealant is available for homes and businesses alike. Our area takes in 183 places across Glasgow. Our Glasgow page covers work nearby, about 7 miles away.

What the job involves on each surface

Mouldy bath & shower sealant

Repeat mould usually points to a damp, poorly aired room. We’ll reseal and tell you if extraction looks to be the issue.

Over-sealed & botched joints

Thick, smeared sealant looks messy and hides problems. We strip it back so we can see the joint, and then we reseal it neatly.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Chryston: your questions answered

Do you cover Chryston for remedial sealant?

Yes. Our work covers the whole of Scotland, and Chryston is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.

Will you come out to Chryston?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

How long will it take to strip and reseal the joint?

A little longer than a standard reseal. For most joints, it’s a few hours.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

What if resealing won’t fix my leak?

We will tell you. A cracked tray, faulty valve or leaking waste needs a different trade, and we will not reseal for the sake of it.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Chryston.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Common problems we fix in Chryston

Products get mixed up: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. Each fails in its own way.

It’s worth asking for a quote if you see:

  • Over-sealed joints coming away
  • Torn expansion joints
  • Beads that never stuck properly
  • Black mould underneath the bead

If you live in an older home near Chryston Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

What affects the cost of remedial sealant

Every job gets its own quote. These are the things that affect it:

  • The type of sealant required
  • When we can work, for business premises
  • The old material and how stubborn it is
  • Access and height

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk.

What to tell us for a quote

When you call or email, it’s useful to know:

  • Roughly how big the job is
  • How we’d reach the joints
  • Whether it’s a home or a business
  • If someone has resealed it before

To get a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We’ll give you a clear price before any work starts.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Always have old sealant cut out, not covered
  • Run the fan after every shower
  • Keep an eye on the ceiling below the bathroom
  • Ask why a joint failed before redoing it

If the joint ever needs renewing, have it cut out, not sealed over. New silicone doesn’t bond to old.

A failing joint rarely gets better on its own. Every shower or downpour sends more water through, into floors, walls or ceilings. Early action keeps it to a sealant job.

The process

You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the work takes a few hours for most joints, depending on how much old sealant has to come out in most cases. Outside jobs in Chryston need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Each layer is cut out and the residue cleaned off.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you’re told about anything else we found.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Tell us if parking is tricky
  • Let us know about earlier repairs to the joints
