Christmas Pie Remedial Sealant
Professional remedial sealant in and around Christmas Pie, with old sealant always removed completely.
- Movement joints that have split or pulled away
- Worktop sealant that has shrunk and split
- Smears and lumps from a botched reseal
Leave it or put it right?
Another bead over the top won’t fix a failed joint. It does not grip the old layer, leaving the leak in place and one more layer to cut out later. Older cottages and farmhouses around Christmas Pie can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, phone 0345 464 0079 or email us for an honest opinion and a quote.

Remedial sealant in Christmas Pie
Movement and expansion joints fail when the sealant can’t stretch. The old sealant comes out and backing goes in to control the depth, before resealing with a flexible product suited to the movement. Common call-outs are for thick, messy sealant smeared over tiles and sealant applied over old sealant that has lifted, on failed movement joints, botched or over-sealed joints and expansion joints.
Somewhere as small as Christmas Pie, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.
Big or small, it’s backed by our one-year guarantee.

What remedial sealant looks like in Christmas Pie
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Homes close to Church of St Bartholomew include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near Wanborough station, a joint that keeps failing is best fixed properly while the property is empty. For site and facilities teams at buildings such as Puttenham CofE Infant School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
Christmas Pie: your questions answered
Is Christmas Pie in your area for remedial sealant?
Yes. Our work covers London and the South East, and Christmas Pie is part of that. You can phone 0345 464 0079 or drop us an email and tell us what needs doing, and we will send you a clear quote.
Can you help a landlord with a rental near Wanborough station?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before any work starts.
Do you do commercial work?
Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.
Are you ARBOMaster approved?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Where are you based?
We work from Crawley. Our applicators cover Christmas Pie.
Will there be a smell?
There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.
What do you put in the joint?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we’re using.
How long before the joint can be used?
Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used before we leave.
Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Look for stains below bathrooms now and then
- Find out why the sealant failed first
- Air the bathroom so the sealant can dry
- Do not wait for a small gap to become a leak
Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.
Don’t keep resealing the same joint. Get the cause found first, otherwise the next attempt will fail too.
The process
There is not much for you to do on the day. Show us the job and we will take it from there. The work itself takes a few hours for most joints, depending on how much old sealant has to come out from start to finish. Somewhere as small as Christmas Pie, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We start by checking the joint for movement, leaks and the reason it failed.
- We strip the joint completely, removing any layers below.
- The joint is cleaned, treated for mould and left to dry.
- Moving joints get backing and a flexible sealant to suit.
- The new joint is tooled neatly and we explain anything else we found.
Preparing for the visit
- Let us know about parking restrictions
- Where the joints are inside, avoid wetting them before we arrive
- Clear items away from the joints we are working on

Related advice
Different surfaces, different methods
Movement & expansion joints
A sealant stuck to the back of the joint cannot stretch. Backing rod or bond-breaker tape prevents it, letting the sealant flex between the two faces.
Leaking trays & enclosures
If the tray is cracked, or the leak is from the valve or waste, sealant will not fix it. We say so rather than reseal.

- How many rooms, windows or areas are involved

- The number and length of the joints
- Whether the work is at height
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
