Remedial Sealant in Burgh Heath
Failed sealant joints in Burgh Heath need attention? We remove the old material, prepare the joints and seal them properly.
- Mould trapped under a layer of silicone
- Gaps opening along the back of the worktop
- Movement joints that have split or pulled away
Remedial sealant in Burgh Heath
Some sealant jobs aren’t a simple reseal, because someone has already had a go. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all need stripping out before the joint can be done properly. We work on expansion joints, shrunken worktop sealant and leaking tray & enclosure joints, and people most often call us about floor or wall movement joints that have failed and a shower that leaks however often it’s resealed.
Somewhere as small as Burgh Heath, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
We stand behind the work with a 12-month guarantee.

Common questions in Burgh Heath
I let a flat near Kingswood station. Can you help?
Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear price.
Is Burgh Heath within the area you cover?
Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Does remedial work come with a guarantee?
Yes. Every job comes with our 12-month guarantee.
Can you take off two layers of silicone?
Yes. We remove every layer; new silicone doesn’t bond to old silicone, which is why over-sealing fails.
How much does remedial sealant cost in Burgh Heath?
Every job is different, so each one gets its own quote. To get one, call 0345 464 0079 or drop us an email with a short description of the job.
Can you fix a reseal that hasn’t worked?
Yes. We will take all the sealant out, look for why it failed and reseal it properly.
Do you do commercial work?
Yes. Hotels, offices and other businesses use us and we’re fully insured.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
What we cannot put right
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- Plumbing leaks behind walls or under trays
- A tray or bath that’s cracked
- Sealant in an older building that needs testing for asbestos first
Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly before you book.

The process
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we have agreed what’s being done, we protect the area and start. It normally takes a few hours, depending on how many layers have to come out. For a village or hamlet like Burgh Heath, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- First we work out whether the problem is the sealant, movement or a leak.
- Each layer is cut out and the residue cleaned off.
- We treat any mould and dry the joint thoroughly.
- We reseal with a product suited to the joint, backed where needed.
- We finish neatly and point out anything that needs another trade.
How to prepare
- Clear the area around the work
- Tell us about any previous sealing or DIY attempts
- Mention any leaks or damp you’ve noticed

Can I do it myself?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Different surfaces, different methods
Movement & expansion joints
Bonding on three sides is a common reason movement joints tear. Backing rod or bond-breaker tape prevents it, so the sealant grips the two sides only.
Windows & doors
Some leaks around windows come from the wall or the window itself. We check the joint and tell you if it looks to be something else.
Burgh Heath homes and their sealant
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
In the older streets around St Mary's, walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Aberdour School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Kingswood station, botched sealant from a previous quick fix is easier to strip out between tenants.

What happens if it’s left?
Spraying mould remover on a sealed-over joint doesn’t reach what’s underneath. The layers have to come out, so the joint can be treated and resealed. Around Burgh Heath, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Quotes for remedial sealant in Burgh Heath
There’s no set price list, because jobs vary so much. What we look at:
- Whether there’s mould to deal with
- Access and height
- The type of sealant required
- Any working-time requirements on site
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or send us an email and we will talk you through it.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- Any previous sealing or DIY work
- How many joints, rooms or windows are involved
- The type of property
- Where the job is, and your postcode
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Act on a lifting corner right away
- Never fill a movement joint with mortar or grout
- Check ceilings under showers for marks
- Have loose fittings fixed before resealing
Clean gently: no scraping, scouring pads or harsh chemicals.
Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.
