About our remedial sealant in Bridge of Orchy
Not every leak is a sealant leak. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. If that is what we find, we’ll tell you rather than reseal something that won’t fix it. If you have leaks that keep coming back after resealing and worktop sealant that has shrunk and split, we can help.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
All our work is covered by our 12-month guarantee.

Work for landlords, hotels and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Landlords and letting agents in Bridge of Orchy can book us as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.
Leave it or put it right?
It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and the residue left behind stops the next bead bonding. Careful removal is most of a remedial job. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and send you a clear quote before work begins.

I let a flat near Bridge of Orchy station. Can you help?
Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Are you ARBOMaster approved?

Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we’re using and why.
Does someone need to be in?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Can old silicone be taken off without scratching the tiles?
Yes. We take our time over removal, especially on acrylic, enamel and uPVC.

What else we do in Bridge of Orchy
The process
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours, depending on how many layers have to come out. Outdoor work around Bridge of Orchy depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by checking the joint for movement, leaks and the reason it failed.
- All the old sealant comes out, including any layers underneath.
- The joint is cleaned, treated for mould and left to dry.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- Finally we finish the joint and talk you through what we found.
Preparing for the visit
- Tell us about any water getting in
- Mention any parking rules near the property
- Plan for the work area to be out of bounds to pets and children
Ask for a quote
Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job.
Related advice
When something else is needed
New sealant cannot fix everything, and we’ll tell you before any work starts. It won’t solve:
- A cracked shower tray or bath (that needs repair or replacing)
- A leaking trap, valve or supply pipe
- Movement from fittings that aren’t supported
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.
Joints and surfaces we work on
- Shrunken worktop sealant
- Failed movement joints
- Leaking tray & enclosure joints
- Botched or over-sealed joints
- Expansion joints
- Mouldy bath & shower sealant
Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Look for stains below bathrooms now and then
- Do not point over movement joints
- Keep bleach and abrasives off the bead
- Act on a lifting corner straight away
Don’t let anyone seal over it later. New silicone does not bond to old.
A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.
How we quote for remedial sealant
Call for a quick quote. What matters most is:
- Access and height
- How many rooms, windows or areas are involved
- The type of sealant required
- Mould in or behind the old joints
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
Asking for a quote
Photos by email are helpful but not essential. Try to tell us:
- Photos by email, if that is easy
- What’s wrong with the joints now
- Where the job is, and your postcode
- The type of property

What the job involves on each surface
Movement & expansion joints
A sealant stuck to the back of the joint cannot stretch. Backing rod or bond-breaker tape prevents it, so the sealant grips the two sides only.
Worktops & kitchens
If a worktop moves when you lean on it, the sealant will keep splitting. That needs refixing before resealing, and we’ll tell you if we find it.
What remedial sealant looks like in Bridge of Orchy
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Around Bridge of Orchy, as everywhere, remedial sealant is only as good as the preparation behind it. If you let a flat or house near Bridge of Orchy station, botched sealant from a previous quick fix is easier to strip out between tenants.
