Remedial sealant for Brèibhig homes and businesses

When to call us in Brèibhig

Silicone only bonds to surfaces that are clean and dry. Residue, moisture or dust left in the joint weaken the bond, and the joint starts to come away early.

People usually contact us after spotting one of these:

  • Dark patches showing through the sealant
  • Floor or wall movement joints that have failed
  • Leaks that keep coming back after resealing
  • Products that weren’t meant for the joint

About our remedial sealant in Brèibhig

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We are fully insured ARBOMaster approved applicators, and remedial work carries our one-year guarantee. Common call-outs are for smears and lumps from a botched reseal and torn expansion joints, on expansion joints, mouldy bath & shower sealant and botched or over-sealed joints.

A bathroom in a place like Brèibhig gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Each job carries a 12-month guarantee.

Questions from Brèibhig

Do you cover smaller places like Brèibhig?

Yes, we do. Our work covers the whole of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.

What guarantee comes with remedial sealant in Brèibhig?

All our work, in Brèibhig and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Can failed expansion joints be resealed?

Yes. Where mortar or filler has been used instead of sealant, it’s removed where it can be, then the joint is sealed properly.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Do you take out the old sealant first?

Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Are you fully insured?

Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.

Leave it or put it right?

Remedial work takes longer than a straight reseal, but rarely a lot: the work takes a few hours for a typical bath or shower, longer where several layers have been applied. It’s far less disruption than resealing the same joint again and again. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first.

What we do, step by step

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours for a typical bath or shower, longer where several layers have been applied. For a place like Brèibhig, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you are told about anything else we found.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Mention any leaks or damp you’ve noticed
  • Where the joints are inside, avoid wetting them before we arrive

Advice

Quotes for remedial sealant in Brèibhig

There’s no set price list. The quote depends on:

  • How easy the joints are to reach
  • Working hours on commercial sites
  • The amount of work
  • The old material and how stubborn it is

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.

Helping us quote

You don’t need to know the technical terms. It helps if you can tell us:

  • If someone has resealed it before
  • Pictures of the joints, sent by email
  • If it’s domestic, commercial or a hotel
  • Where the property is

For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we’ll explain what’s involved.

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Surface by surface

Over-sealed & botched joints

Botched joints sometimes have damaged edges from earlier scraping. We take care not to make it worse, and point out any existing damage.

Windows & doors

A frame that keeps leaking may not be the mastic. We check the joint and tell you if it looks to be something else.

When something else is needed

We won’t take on work that won’t last, so these are the limits:

  • Older mastics that may need an asbestos check before removal
  • Tiles that have come away from the wall
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.
