About our remedial sealant in Breasclete

A joint that keeps letting you down needs more than another bead. It helps to have photos when you email us at info@mrmastic.co.uk. We work on leaking tray & enclosure joints, mouldy bath & shower sealant and failed movement joints, and the jobs we see most are smears and lumps from a botched reseal and repeat leaks from the same joint.

For a place like Breasclete, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

A 12-month guarantee comes as standard.

What sealant work cannot fix

To be straight with you, there are a few things sealant won’t fix:

  • Tiles that have come away from the wall
  • Plumbing leaks behind walls or under trays
  • Cracks in the fitting rather than the joint

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

Joints and surfaces we work on

  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Expansion joints
  • Failed movement joints

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Breasclete homes and their sealant

Breasclete is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For jobs in and around Breasclete, choosing the right material for each joint is as important as a tidy finish. In and around Breasclete, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

Breasclete questions

Is there a guarantee on remedial sealant in Breasclete?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Is Breasclete within the area you cover?

Yes, Breasclete is covered. Our work covers the whole of Scotland, islands included, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you quote for more than one area?

Yes. More than one area can be quoted together.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Can you fix a reseal that hasn’t worked?

Yes. First we check whether the leak is the sealant at all, then the joints are stripped and resealed.

Do you offer different sealant colours?

We help you choose a colour that suits. The product needed can limit the range.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

For landlords and businesses

If you manage several properties in or around Breasclete, several properties can be quoted together. Send us the addresses and the work at each, and pictures by email help.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Why deal with it now?

Repeat failures have a cause. Taking time to find the cause, whether it’s movement, a leak or the wrong product, is what stops it happening again. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.

Why us?

  • A choice of colours where the product allows
  • We’re fully insured
  • 20+ years of sealant experience
  • A sealant colour to suit the surroundings

How it works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours, depending on how many layers have to come out. Outdoor work around Breasclete depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Let us know about parking restrictions
  • Let us know about earlier repairs to the joints
