Remedial sealant in Bramley
Some sealant jobs aren’t a simple reseal, because someone has already had a go. New sealant over old, smeared beads, unsuitable products and hidden mould all have to come out before the joint can be done properly. If you’re dealing with kitchen joints letting water behind the worktop and movement joints that have split or pulled away, we can help, on failed movement joints, shrunken worktop sealant and expansion joints alike.
In and around Bramley, older properties sit alongside newer ones. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Can I do it myself?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Bramley: your questions answered
Can you help a landlord with a rental near Shalford station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can phone 0345 464 0079 or email us with the details for a clear quote.

Where is Mr Mastic based?
We work from Crawley. We cover Bramley and the rest of Surrey.
What should I tell you?
Only a few details: the address or postcode, what’s wrong and any access issues. Then phone 0345 464 0079 or drop us an email.
How much does remedial sealant cost in Bramley?
It depends on the job, so we quote each one individually. For a quick quote, ring 0345 464 0079 or email us with a short description of the job.
How long before the joint can be used?
It depends on the product and the conditions. We tell you how long to leave it before we go.
Can you remove old sealant without damaging the bath?
Yes. We cut and lift the old sealant with tools suited to the surface, and the residue is cleaned away. We point out any damage that’s already there.
Do the sealants smell?
It depends on the product. Some products have a noticeable smell, others very little.
Signs you need remedial sealant in Bramley
Sealant needs a clean, dry surface with no grease on it. Soap film, dust, damp or old residue stop it gripping, and the joint starts to come away early.
It’s worth asking for a quote if you see:
- Sealant applied over old sealant that has lifted
- Black mould underneath the bead
- Wide, uneven beads that look worse than the old ones
- Caulk or the wrong sealant used in a wet area
If you live in an older home near The Church of Holy Trinity, older homes can move a little, which is hard on rigid grout and tired sealant.
Before booking anyone
- When the joint can take water or movement
- Is the old sealant removed completely?
- Whether the sealant suits the joint
- How much experience the applicator has
How it works
Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours for a typical bath or shower, longer where several layers have been applied. For a job in Bramley, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- We start by checking the joint for movement, leaks and the reason it failed.
- Every layer of old sealant is cut and cleaned out.
- We clean the joint, treat any mould and let it dry.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- We tool the joint and tell you about anything else that needs attention.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Clear items away from the joints we are working on
- For indoor joints, keep the area dry beforehand if you can

Honest limits
It helps to know what we can’t do too:
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- Cracks in the fitting rather than the joint
- Failed tanking or loose tiles behind the sealant
If in doubt, ring 0345 464 0079 or send us an email and we will say what we think before booking.
Surfaces we seal
- Leaking tray & enclosure joints
- Failed movement joints
- Botched or over-sealed joints
- Expansion joints
- Shrunken worktop sealant
- Mouldy bath & shower sealant
How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Report a tray that rocks or a worktop that lifts
- Do not add new sealant on top of old
- Ask why a joint failed before redoing it
- Look for stains below bathrooms now and then
Do not let anyone seal over it later. New silicone does not bond to old, so the old bead should always come out first.
Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into whatever is behind or below. Sorting it early limits the damage.
What the job involves on each surface
Movement & expansion joints
Bonding on three sides is a common reason movement joints tear. Backing rod or bond-breaker tape prevents it, letting the sealant flex between the two faces.
Windows & doors
Wrong-coloured or messy mastic can be replaced for appearance too, in a colour that suits the frame.
