Remedial sealant near Battle

Remedial sealant in Battle

Some sealant jobs aren’t a simple reseal, because someone has already had a go. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all need stripping out. We work on expansion joints, failed movement joints and botched or over-sealed joints, and people most often call us about sealant applied over old sealant that has lifted and smears and lumps from a botched reseal.

In a smaller place like Battle, homes are mostly houses and bungalows rather than flats, from older cottages to newer builds. Sealant and grout wear out here just as they do in a big town.

You are covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or drop us an email.

Questions from Battle

Do you work in hotels near Battle?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Do you work for landlords with property near Battle station?

Yes, rental work is part of what we do. You can phone 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before any work starts.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little.

What does remedial sealant cost?

It depends on the job, so we quote each one individually. For a quick quote, ring 0345 464 0079 or send us an email with a short description of the job.

Can you match the sealant colour?

Most of the time, yes. We’ll tell you which colours the right product comes in.

Do you guarantee remedial jobs?

Yes, for 12 months. Where we’ve flagged another fault, it needs fixing for the joint to last.

Can you reseal a split movement joint?

Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.

Why deal with it now?

Ripping out a bathroom is not usually needed. When the fittings are sound, stripping and resealing the joints is often enough. If they’re not, we’ll tell you. In a smaller place like Battle, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Why us?

  • Homes, businesses and hotels
  • Full insurance on every job
  • Old sealant always removed completely
  • Quality sealants from Arbo and Everbuild

Remedial sealant around Battle

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Battle has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Managing a site like Battle and Langton Church of England Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near The Parish Church of St Mary, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What we cannot put right

To be straight with you, there are a few things sealant will not fix:

  • Plumbing leaks behind walls or under trays
  • Sealant in an older building that needs testing for asbestos first
  • Movement from fittings that aren’t supported

Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly.

What we seal

  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Expansion joints
  • Failed movement joints

What we do, step by step

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours for a typical bath or shower, longer where several layers have been applied. In a smaller place like Battle, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you’re told about anything else we found.

Preparing for the visit

  • Tell us if parking is tricky
  • Tell us about any water getting in
  • Tell us about access, such as stairs, a lift or high-level joints

Quotes for remedial sealant in Battle

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • Whether there’s mould to deal with
  • How much there is to do
  • How easy the joints are to reach
  • The type of sealant required

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we’ll explain what it covers.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • Pictures of the joints, sent by email
  • The problem you’ve noticed
  • The address or postcode of the job
  • If someone has resealed it before

Different surfaces, different methods

Movement & expansion joints

Movement joints in floors, walls and façades need a flexible sealant set to the right depth. We remove the failed sealant, fit backing and reseal.

Leaking trays & enclosures

If the tray is cracked, or the leak is from the valve or waste, sealant will not fix it. We will tell you what we find.

When to call us in Battle

Movement tears sealant that isn’t designed for it. A bath that flexes, a tray that rocks or a building joint that opens and closes split any bead that’s too stiff or too thin.

Keep an eye out for these signs:

  • Over-sealed joints coming away
  • Products that weren’t meant for the joint
  • Thick, messy sealant smeared over tiles
  • Mould trapped under a layer of silicone

Letting a property close to Battle station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Questions to ask before booking

  • Whether the sealant suits the joint
  • Whether you can choose the colour
  • The length of the guarantee
  • Who does the work, and how experienced they are

How to choose a mastic man

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Do not wait for a small gap to become a leak
  • Check ceilings under showers for marks
  • Keep the room well ventilated
  • Get the cause of a repeat leak found before resealing

Give the new sealant its full cure time: normally around 24 hours, or as long as we advise.

A failing joint rarely gets better on its own. Each use pushes more water behind the bead, into floors, walls or ceilings. Early action keeps it to a sealant job.
