Remedial Sealant in Baldernock
Problem with your failed sealant joints in Baldernock? We cut out the old, prepare the joints and apply the right sealant.
- Dark patches showing through the sealant
- Torn expansion joints
- Caulk or the wrong sealant used in a wet area
When to call us in Baldernock
All sealant wears out eventually. Over the years it shrinks, hardens and gets colonised by mould, especially in damp, poorly aired rooms. At that point it has to come out.
These are the problems we’re asked about most:
- Over-sealed joints coming away
- Mould trapped under a layer of silicone
- Kitchen joints letting water behind the worktop
- Repeat leaks from the same joint
Schools such as Boclair Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Questions to ask before booking
- How hidden problems are handled
- Whether the sealant suits the joint
- How long to leave it before use
- What insurance they hold
Remedial sealant in Baldernock, done properly
With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We are ARBOMaster approved and fully insured, and every remedial job comes with a 12-month guarantee. Common call-outs are for torn expansion joints and a second bead peeling off the first, across mouldy bath & shower sealant, leaking tray & enclosure joints and failed movement joints.
A bathroom in a place like Baldernock gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
You’re covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Different surfaces, different methods
Leaking trays & enclosures
Repeat shower leaks often come from a tray that flexes or an enclosure sealed in the wrong place. Both are checked before we reseal.
Over-sealed & botched joints
Every layer has to come out, including the smears and film on surrounding tiles. Only a clean joint will take a new bead.
When it isn’t the sealant
We won’t take on work that won’t last, so here’s what sealant can’t put right:
- Sealant in an older building that needs testing for asbestos first
- Movement from fittings that aren’t supported
- Leaks from a shower valve, waste or pipework (a plumber’s job)
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.
Surfaces we seal
- Mouldy bath & shower sealant
- Shrunken worktop sealant
- Leaking tray & enclosure joints
- Failed movement joints
- Botched or over-sealed joints
- Expansion joints
Looking after it afterwards
A little care helps the new joints last. We recommend:
- Always have old sealant cut out, not covered
- Get the cause of a repeat leak found before resealing
- Don’t point over movement joints
- Air the bathroom so the sealant can dry
Keep the room ventilated: run the fan during and after showers, or open a window.
Warning signs: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Each one is worth getting looked at.
Why act early in Baldernock
DIY removal often leaves scratches and a film of residue, and the residue left behind stops the next bead bonding. Careful stripping is where most of our time goes. In an older home around Baldernock, damp from a failed joint can get into timber and plaster.
Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What happens on the day
When we arrive, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. The work normally takes a few hours, depending on how many layers have to come out. Somewhere like Baldernock may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First we work out whether the problem is the sealant, movement or a leak.
- Each layer is cut out and the residue cleaned off.
- We treat any mould and dry the joint thoroughly.
- We reseal with a product suited to the joint, backed where needed.
- The joint is tooled and you are told about anything else we found.

What affects the cost of remedial sealant
Every job gets its own quote. These are the things that affect it:
- Mould in or behind the old joints
- The type of sealant required
- Whether old sealant or filler has to be cut out
- The number of rooms or windows
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.
Asking for a quote
There’s no need for technical detail. It helps if you can tell us:
- Pictures of the joints, sent by email
- Where the job is, and your postcode
- Any previous sealing or DIY work
- What’s wrong with the joints now
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you’re ready, send an email to info@mrmastic.co.uk.
Questions from Baldernock
Is Baldernock in your area for remedial sealant?
Yes. Our work covers the whole of Scotland, and Baldernock is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
Will you come out to Baldernock?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Will you leave a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Can you match the sealant colour?
In most cases you can choose. We’ll tell you which colours the right product comes in and agree one before any work starts.
What does remedial sealant cost?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Does someone need to be in?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.
Can old silicone be taken off without scratching the tiles?
Yes. We take our time over removal, especially on acrylic, enamel and uPVC.
How long does the work take?
It takes a few hours for most joints, depending on how much old sealant has to come out. We will give you a timescale when we quote.
Remedial sealant in Baldernock: local notes
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Rented homes near Milngavie station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. If you live in an older home near Baldernock Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
