Remedial sealant for Ashton Green homes and businesses

Surface by surface

Movement & expansion joints

Joints filled with mortar, grout or rigid filler can’t move. Where it can be raked out, we replace it with flexible sealant.

Mouldy bath & shower sealant

Repeat mould generally points to a damp, poorly aired room. Along with resealing, we’ll mention if the room needs better ventilation.

About our remedial sealant in Ashton Green

Removing failed sealant is the hardest part of the job. Every layer is cut out, the residue cleaned off and the joint degreased, without scratching tiles, trays or frames. New sealant only bonds to a clean, dry joint. We’re often asked to deal with decorators’ caulk around a bath or shower and smears and lumps from a botched reseal, on expansion joints, failed movement joints and mouldy bath & shower sealant.

For a small place like Ashton Green, remedial sealant is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

What affects the quote in Ashton Green

We quote each job individually. This is what makes a difference:

  • The old material and how stubborn it is
  • The amount of work
  • How many areas need sealing
  • Whether the work is at height

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first.

What we need to know

There’s no need for technical detail. Just tell us:

  • If it’s domestic, commercial or a hotel
  • Any access issues, like height or stairs
  • Roughly how big the job is
  • What the problem is, such as mould, gaps, leaks or cracking

To get a quote, phone 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. You’ll have a clear quote before work begins.

What remedial sealant looks like in Ashton Green

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you look after a building such as Ringmer Primary and Nursery School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Glynde station, a joint that keeps failing is best fixed properly while the property is empty.

Ashton Green is about 3 miles east of Lewes, in East Sussex. Whether you’re in the middle of Ashton Green or further out, remedial sealant is available for homes and businesses alike. Honest limits

In fairness, some problems need a different trade:

  • A tray or bath that is cracked
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Water damage behind tiles that needs a tiler

If in doubt, call 0345 464 0079 or email us and we will say what we think before booking.

Joints and surfaces we work on

  • Shrunken worktop sealant
  • Expansion joints
  • Failed movement joints

  • Leaking tray & enclosure joints
  • Botched or over-sealed joints

Your questions about remedial sealant in Ashton Green

Will you come out to Ashton Green?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Glynde station?

Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will send you a clear quote.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before resealing.

What if resealing won’t fix my leak?

We check for that before we reseal. If we find the leak is elsewhere, we tell you before going further.

What information do you need?

A short description and the location, plus pictures if you have them. If we need more, we’ll ask.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. Repeat leaks generally come from over-sealing, movement or water getting in elsewhere, and we deal with the cause first.

How it works

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours for most joints, depending on how much old sealant has to come out. Somewhere as small as Ashton Green, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. We clean the joint, treat any mould and let it dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. The new joint is tooled neatly and we explain anything else we found.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Move anything stored near the joints
  • Keep children and pets away from the work area

Related advice

Can I do it myself?

A DIY attempt does not rule out a professional job. We cut it out and start again.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

When to call us in Ashton Green

A lot of failed joints have been sealed over rather than replaced. New silicone can’t stick to the old bead, so the new layer peels, and damp and mould settle between them.

Common reasons people contact us are:

  • Beads that never stuck properly
  • Thick, messy sealant smeared over tiles
  • Gaps opening along the back of the worktop
  • Torn expansion joints

Homes close to The Parish Church of St Mary the Virgin include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

How to choose a mastic man

What happens if it’s left?

Another bead over the top will not fix a failed joint. It cannot bond to what’s underneath, leaving the leak in place and one more layer to cut out later. Around Ashton Green, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.
