When something else is needed

In fairness, there are a few things sealant won’t fix:

  • A leaking wet room membrane
  • A floor or wall that keeps moving
  • Leaks from pipes, valves or wastes (a plumber’s job)

Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.

Regrouting in Virley

Across Virley, we regrout tiled showers, bathrooms and kitchens. The old grout is raked out, the joints cleaned and new grout laid, and we finish by resealing the edges. If you are dealing with grout stained black or orange that won’t clean and grout washed out of a shower, we can put it right.

In a village or hamlet like Virley, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Signs you need regrouting in Virley

Strong cleaning products and hard scrubbing slowly erode grout. Some bleaches and acid descalers break grout down over time, until the joints are rough and low.

It’s worth asking for a quote if you see:

  • Gaps where the shower grout has gone
  • Floor grout that won’t come clean
  • Discoloured grout on otherwise sound tiles
  • A grout colour that no longer suits the room

Around Virley, as everywhere, regrouting is only as good as the preparation behind it.

What your quote should include

  • How long the guarantee is
  • What happens if the job turns out different
  • How the surfaces are prepared before sealing
  • What product goes in the joint

Virley questions

Is regrouting in Virley guaranteed?

All our work, in Virley and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Do you cover smaller places like Virley?

Yes, Virley is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How soon can the shower be used after regrouting?

You will get a clear time from us before we go. Both the grout and the silicone need time to cure before the shower is used.

Is resealing included with regrouting?

Normally we do both. Grout and sealant do different jobs, so we renew both and include it in your quote.

Is it possible to regrout only the shower area?

Yes. We’ll look at the rest of the room too and let you know if more needs doing.

Is it messy?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

For landlords and businesses

We work for letting agents and landlords as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Surface by surface

Corners and edges

The joint between tiles and a bath, tray or worktop gets silicone. Grout there would crack.

Kitchen splashbacks

Kitchen grout collects grease and food splashes. Stained grout is best replaced.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Do not ignore a tile that feels loose
  • Use a soft brush rather than a wire one
  • Run the extractor fan during and after a shower
  • Check the corner silicone every few months

Use a gentle cleaner on the grout with a soft brush. Avoid neat bleach and strong acid descalers, as they can break grout down.

Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.

What happens on the day

Before we leave, we go over the finished joints with you. The visit itself generally takes anything from a few hours to a full day, depending on the area, depending on how much there is to do. Somewhere as small as Virley, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. We renew the silicone at the corners and edges.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • Try not to wet indoor joints just before the visit
  • Let us know about stairs, lifts or work at height

What regrouting looks like in Virley

Virley is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Homes close to Church of St Mary include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Virley is about 4 miles south-east of Tiptree, in Essex. From the centre of Virley to the outskirts, we cover regrouting for every kind of property. Across Essex, we cover 644 places, and Virley is one of them. Our Chelmsford page covers work nearby, about 15 miles away.
