Trusted regrouting in Upper Green

What we do, step by step

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from a few hours to a full day, depending on the area. In a small place like Upper Green, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. Dust is cleared from every joint.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

Regrouting in Upper Green, done properly

Regrouting is usually paired with resealing. Grout is for the joints between tiles, but corners and edges move, so they need flexible silicone instead. Renewing both together means nothing is left half-done. If you’re dealing with shower grout that has worn away and greasy, stained grout behind the hob, we can help, whatever the surface.

Around Upper Green, it’s houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

Whatever the size of the job, it’s backed by our 12-month guarantee in Upper Green and across West Berkshire.

Honest limits

A few problems are outside what sealant work can do:

  • Tiles that are chipped or split
  • Movement in a stud wall or floor
  • Tiles that have come away from the wall

If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think before booking.

What we seal

  • Kitchen splashbacks
  • Wet rooms
  • Bathroom wall tiles
  • Tiled floors
  • Shower walls
  • Bathroom floors

How to look after the new joints

Aftercare is simple:

  • Check the corner silicone every few months
  • Do not ignore a tile that feels loose
  • Do not use strong acidic cleaners on grout
  • Wipe water off the walls when you are done

Give the new grout the time we tell you before using the shower, so it can harden properly. After that, rinse the tiles after showering and keep the room ventilated.

If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps and it can end up in the wall or the ceiling below.

Why it’s worth doing now in Upper Green

New grout smeared over the old doesn’t bond well. It sits thinly on top and soon flakes away, taking any repair with it. Raking out to a consistent depth gives the new grout something to hold. Where a wall is exposed, as many are in small places like Upper Green, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins.

What affects the cost of regrouting

We quote each job individually. This is what makes a difference:

  • The type of sealant required
  • Any mould that needs treating
  • The number of rooms or windows
  • How easy the joints are to reach

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or email us and we’ll talk you through it.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • The address or postcode of the job
  • The rough size of the job
  • How we’d reach the joints
  • What’s wrong with the joints now

Upper Green homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Schools such as Inkpen Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Church of St Michael include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. Rented homes near Kintbury station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.

Landlords, agents and businesses in Upper Green

We work for landlords and agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Questions from Upper Green

Can you help a landlord with a rental near Kintbury station?

Yes, we work for letting agents and landlords. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before we start.

Is Upper Green in your area for regrouting?

Yes. Our work covers London and the South East, and Upper Green is part of that. You can call 0345 464 0079 or send us an email and tell us what needs doing, and we will send you a clear quote.

Can you regrout if a few tiles are loose?

Loose tiles need refixing before regrouting. We’ll point them out before any grout comes out.

Will it make a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Could my grout be a different colour after regrouting?

Yes. It’s the ideal time to change it. Mention the colour you have in mind when you phone 0345 464 0079 or email us.

How long does regrouting take?

Typically it takes a few hours for a shower enclosure, longer for a whole room. Larger jobs naturally take longer, and we will say how long yours will take.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.
