Landlord and commercial work in Thornwood Common
Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Regrouting in Thornwood Common, done properly
Across Thornwood Common, we regrout tiled showers, bathrooms and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, and we finish by resealing the edges. If you have grout in a colour the owner wants to change and stained grout that cleaning won’t shift, we can help.
Somewhere as small as Thornwood Common, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.
Aftercare tips
Good habits help new joints last longer. A few tips:
- Get any tile that moves checked promptly
- Check the corner silicone every few months
- Don’t use strong acidic cleaners on grout
- Clean with a soft brush, not anything metal
Use a gentle cleaner on the grout with a soft brush. Keep harsh bleach and acid limescale removers away from it, as they can break grout down.
Stains that won’t clean are a sign the grout is breaking down. Regrouting at this stage is straightforward, before the joints open up.
Honest limits
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Tiles that have come away from the wall
- Damaged tiles that need replacing
- Water coming from plumbing rather than grout
If you’re not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer.
Surfaces we seal
- Wet rooms
- Shower walls
- Bathroom wall tiles

What we are called out for in Thornwood Common
Some grout fails because it was mixed or laid badly. Grout that was too wet, not packed in or cleaned off too hard can wash out within a few years.
If you can see any of these, it’s time to have the joints looked at:
- Stained grout that cleaning won’t shift
- Crumbling grout between the tiles
- Discoloured grout on otherwise sound tiles
- Floor grout that won’t come clean
Schools such as St John's Church of England Voluntary Controlled School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Questions to ask before you book

Will it make a mess?
No. The area is protected while we work and cleaned up afterwards.

Related advice
Why deal with it now?
New grout smeared over the old does not bond well. It sits thinly on top and soon flakes away. Raking out to a consistent depth gives the new grout something to hold. Around Thornwood Common, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
