Regrouting for South Leigh homes and businesses

Regrouting in South Leigh: local notes

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For an older house near a landmark such as Church of St James, older homes can move a little, which is hard on rigid grout and tired sealant. Rented homes near Hanborough station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right. If you look after a building such as Wood Green School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

South Leigh is about 3 miles east of Witney, in Oxfordshire. Whether you are in the middle of South Leigh or further out, regrouting is available for homes and businesses alike. South Leigh is one of 443 places in Oxfordshire we cover for regrouting. We also work in Oxford, around 9 miles away.

Regrouting in South Leigh, done properly

A bathroom with good tiles can still look worn if the grout has gone. Regrouting replaces the grout and keeps the tiles you have, so there’s no stripping out and no new tiles to choose. Typical jobs include shower grout that has worn away and stained grout that cleaning won’t shift, across tiled floors, kitchen splashbacks and shower walls.

Being in a small place like South Leigh makes no difference to the job itself: the journey and access are simply agreed in advance. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.

You’re covered for a year from the day we finish. If anything isn’t right with it, phone 0345 464 0079 or drop us an email.

South Leigh: your questions answered

Is South Leigh within the area you cover?

Yes, South Leigh is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work for landlords with property near Hanborough station?

Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or email us and tell us about the property, and we will give you a clear price.

Do you have insurance?

Yes, we are fully insured for every job we do.

What should I tell you?

Let us know what needs doing and where. We’ll ask anything else we need to know.

Do you reseal at the same time?

Most of the time, yes. Grout and sealant do different jobs, so we renew both and it’s all in the quote.

How long does regrouting take?

Most jobs take anything from a few hours to a full day, depending on the area, including the preparation. Your quote will say how long we expect yours to take.

How long should I wait before showering?

We will tell you on the day. It depends on the grout and the sealant used so please stick to it.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we’re using and why.

Different surfaces, different methods

Corners and edges

Edges are resealed while we are there, so the whole area is finished together.

Wet rooms

In a wet room, the whole floor gets wet, so good grout is important. We check the tiles first.

What happens if it’s left?

New grout smeared over the old doesn’t bond well. A thin skin on top tends to break off, taking any repair with it. Raking out to a consistent depth gives the new grout something to hold. Where a wall is exposed, as many are in small places like South Leigh, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Wipe water off the walls when you are done
  • Look at the sealant in the corners now and then
  • Keep harsh bleach and acid cleaners off the grout
  • Rinse soap off the tiles after each shower

Wipe the tiles down after a shower stops soap and water sitting on the grout. Run the extractor fan or open a window so the grout dries between uses.

Grout that’s washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps and it can end up in the wall or the ceiling below.

The process

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes anything from a few hours to a full day, depending on the area, depending on the size of the job. For a village or hamlet like South Leigh, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. Dust is cleared from every joint.
  4. The new grout goes in, then the tile faces are cleaned.
  5. We renew the silicone at the corners and edges.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • For business premises, tell us about site rules or sign-in
  • For indoor joints, keep the area dry beforehand if you can

Landlord and commercial work in South Leigh

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

We work for landlords and letting agents as well as householders. Sealant work between tenants keeps a property looking cared for.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
