Regrouting near Rowledge

Regrouting for homes and businesses in Rowledge

Stained, crumbling or cracked grout can make a sound bathroom look tired. Regrouting replaces the grout and keeps the tiles you have, so nothing is ripped out. We are often asked to deal with a grout colour that no longer suits the room and splashback grout that has darkened, on kitchen splashbacks, bathroom wall tiles and wet rooms.

Being in a small place like Rowledge makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Honest limits

To be straight with you, there are a few things sealant won’t fix:

  • Tiles that are chipped or split
  • A floor or wall that keeps moving
  • Water coming from plumbing rather than grout

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think before booking.

Regrouting in Rowledge: local notes

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Homes close to Saint James include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Letting a property close to Bentley (Hampshire) station? Then a regrout while the flat is empty is quicker than working around a tenant. Schools such as Rowledge Church of England Controlled Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What we do, step by step

All our tools and materials come with us in the van. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for a shower enclosure, longer for a whole room. Somewhere like Rowledge needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Getting ready for the visit

FAQs for Rowledge

Is Rowledge in your area for regrouting?

Yes, Rowledge is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or email us with a few details of the job, and we’ll give you a clear quote.

Are you fully insured?

Yes. Full insurance covers our work.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Is the work guaranteed?

All our work carries a 12-month guarantee, and we’re fully insured.

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

How long does regrouting take?

That depends on how much there is to do, but most jobs take a few hours, or longer for a fully tiled room. We will give you a better idea when we quote.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

What happens if it’s left?

New grout smeared over the old does not bond well. A thin skin on top tends to break off. Removing the old grout to an even depth lets the new grout key in properly. In a small place like Rowledge, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

The cost depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before we start.

How we quote for regrouting

Your quote is based on your job. We look at:

  • The old material and how stubborn it is
  • The size of the job
  • Any working-time requirements on site
  • How many areas need sealing

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

What to tell us for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • Photos by email, if that is easy
  • Any access issues, like height or stairs
  • Whether it’s a home or a business
  • Any previous sealing or DIY work

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. When it suits you, phone 0345 464 0079 or drop us an email.

Different surfaces, different methods

Wet rooms

New grout in a wet room keeps the surface sound. It doesn’t repair failed tanking underneath.

Shower walls

Shower walls get wet every day, so its grout takes the most punishment. It’s often the first place grout washes out.
