Regrouting in Pangbourne
We work across Pangbourne, regrouting bathrooms, showers and kitchens. The old grout is raked out, the joints cleaned and new grout laid, finished with new silicone at the edges. We work on bathroom floors, bathroom wall tiles and kitchen splashbacks, and common reasons people get in touch are grout in a colour the owner wants to change and dirty, worn grout on a tiled floor.
Even in a smaller place like Pangbourne, bathrooms and kitchens see heavy daily use. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
How we quote for regrouting
The price is agreed before any work begins. It’s based on:
- Which sealant suits the joint
- When we can work, for business premises
- Access and height
- The size of the job
The cost reflects the work involved, not guesswork. That is why we ask about the job first and agree the price before starting.
What we need to know
Before you ask for a quote, have a think about:
- Access, such as stairs, a lift or height
- How many joints, rooms or windows are involved
- Pictures of the joints, sent by email
- If someone has resealed it before
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Different surfaces, different methods
Wet rooms
Regrouting a wet room helps keep water on the surface of the tiles. It doesn’t repair failed tanking underneath.
Kitchen splashbacks
A splashback can be regrouted without touching the worktop. The joint along the worktop is resealed with silicone.
Regrouting in Pangbourne: local notes
There are hotels and other places to stay in and around Pangbourne. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you live in an older home near Church of St James the Less, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Schools such as Pangbourne Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

The process
On the day, we look over the joints with you first. We protect the surfaces around the joints before any work starts. Most jobs take anything from a few hours to a full day, depending on the area. Parking around Pangbourne is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- Every tile area is checked for hollow or loose tiles first.
- The old grout is removed to an even depth.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
How to prepare
- Clear items away from the joints we’re working on
- For business premises, tell us about site rules or sign-in
- Keep children and pets away from the work area

When to call us in Pangbourne
Poor ventilation keeps grout damp, giving mould a place to grow. Black marks that come back after cleaning are often in the grout itself.
Look out for any of the following:
- Grout that stays dark however much it’s cleaned
- Good tiles let down by tired grout
- Greasy, stained grout behind the hob
- Floor grout that will not come clean
For landlords with property near Pangbourne station, a regrout while the flat is empty is quicker than working around a tenant.

Your questions about regrouting in Pangbourne
Do you take on hotel work around Pangbourne?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
Do you cover smaller places like Pangbourne?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Do you grout the corners?
Silicone. Grout is for the joints between tiles and moving joints need sealant.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we are using and why.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Is regrouting a chance to pick a new grout colour?
Yes. It’s the ideal time to change it. Tell us the colour you’d like when you ask for a quote.
What information do you need?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Don’t ignore a tile that feels loose
- Use a soft brush rather than a wire one
- Use gentle cleaners on grout
- Use a squeegee on the tiles after showering
Before we leave, you’ll know when the shower can be used. Please follow it, and go gently on the grout at first.
Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.
