Regrouting in New England

Our applicators rake out the old grout to an even depth, without damaging the edges of the tiles. After vacuuming, new grout goes in and the tiles are wiped clean, with silicone renewed in the corners. We’re often asked to deal with floor grout that has worn and darkened and cracked grout along the bath or tray, on bathroom floors, bathroom wall tiles and shower walls.

Somewhere as small as New England, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

There’s a 12-month guarantee on every job.

New England questions

Is there a guarantee on regrouting in New England?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Will you come out to New England?

Yes, New England is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints, and we clear up when we are done.

Are you insured?

Yes. We’re fully insured.

What do you need from me for a quote?

Tell us what needs doing and where, with photos by email if possible. If we need more, we’ll ask.

Is it possible to regrout only the shower area?

Yes. A lot of our jobs are only the shower, or the area where the grout has gone.

Can tenants book the work?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

The process

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes anything from a few hours to a full day, depending on the area. Somewhere like New England needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Preparing for the visit

  • Tell us about any water getting in
  • Tell us if parking is tricky
  • Try not to wet indoor joints just before the visit

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Bathrooms and kitchens in New England

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

If you live in an older home near Church of St Leonard, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Surface by surface

Corners and edges

The joint between tiles and a bath, tray or worktop gets silicone. Grout there would crack.

Shower walls

A shower wall is soaked daily, so its grout takes the most punishment. It usually fails first.

Do you need regrouting in New England?

Some grout fails because it was mixed or laid badly. Grout that was too wet, not packed in or cleaned off too hard can wash out within a few years.

These are the problems we’re asked about most:

  • Gaps where the shower grout has gone
  • Crumbling grout between the tiles
  • Good tiles let down by tired grout
  • Stained grout that cleaning won’t shift

Around New England, as everywhere, regrouting is only as good as the preparation behind it.

Landlords, agents and businesses in New England

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

Landlords and letting agents in New England can book us as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

Honest limits

To be straight with you, some problems need a different trade:

  • Loose tiles, which need refixing first
  • Damaged tiles that need replacing
  • Waterproofing that has failed below the tiling

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think before booking.

What we seal

  • Bathroom wall tiles
  • Tiled floors
  • Wet rooms
  • Bathroom floors
  • Shower walls
  • Kitchen splashbacks

What happens if it’s left?

Colouring the surface of old grout is a quick cosmetic fix. They won’t fill gaps or keep water out and stains often come back through. Raking out and regrouting replaces the grout itself. In a small place like New England, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
