What we are called out for in New England

Lots of unsealed gaps appear long after the building was completed. Electricians, plumbers and data installers drill through walls and ceilings and the hole round the new service is not always sealed again.

Any of these means the joints need attention:

  • Gaps flagged on a fire risk assessment
  • Fire seals that have cracked with movement
  • Gaps where walls meet ceilings or slabs
  • Fire stopping disturbed by later work

In and around New England, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.

What to look for in a quote

  • Which sealant they’ll use, and why
  • How the surfaces are prepared before sealing
  • How the colour is chosen
  • When the joint can take water or movement

Choosing a sealant specialist

How we handle fire rated sealant in New England

Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. One new cable or pipe can leave a gap that nobody goes back to seal. Those are the gaps we close, using a tested fire-rated product. If you have sealant items on a fire risk assessment action list and open holes round services passing through fire walls, we can put it right.

If you have holiday lets, a converted barn used for business or a community building near New England, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Can I do it myself?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

Honest limits

It helps to know what we cannot do too:

  • Construction that doesn’t provide fire resistance on its own
  • Big openings where sealant alone is not the tested solution
  • Issuing a fire rating or certificate for a building

If you are not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer.

Questions from New England

Can you do fire rated sealant in New England?

Yes, New England is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or send us an email with a few details of the job.

Is New England within the area you cover?

Yes, New England is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

How long will you be here?

As a guide, most jobs take from a few hours to a few days, depending on the number of gaps and the access. Larger jobs naturally take longer.

What’s the difference between intumescent and fire-rated sealant?

Intumescent means it swells when heated to help seal the gap. It’s one type of fire-rated sealant; which product suits depends on the gap, the substrate and the service.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Do you certify the fire stopping?

Ratings and certificates are not something we issue. The performance comes from the product’s tested details and the specification from your assessor or designer; we install to those details and record what we did.

Will you assess my building’s fire safety?

No. Your fire risk assessor, designer or building control decides that. We apply fire-rated sealant to the requirements they set.

Is it OK to seal over old sealant?

No. We remove every bit of old sealant first, so the new sealant bonds properly.

Why deal with it now?

An open gap in a fire-resisting wall is a route for smoke and fire. A proper seal lets the wall do its job again, and the work involved is often modest. In a small place like New England, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Photograph sealed gaps before they’re covered up
  • Don’t fill fire-stopping gaps with ordinary foam or silicone
  • Get damaged fire seals looked at promptly
  • Ask every contractor to reseal any fire stopping they disturb

Tell other trades that the gaps have been sealed, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is usually a straightforward job.

Workplaces and buildings in New England

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We work to the specification you’re given, installing the product to its tested details.

If you look after a church, hall or community building such as Church of St Leonard, older buildings that have had new heating or wiring often have service gaps worth checking.

How it works

We keep the work tidy and contained to the joints we’re treating, so you can get on with your day. The job generally takes a few hours for a handful of gaps, and longer for a whole building. For a village or hamlet like New England, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Anything that is not fit for the job comes out, and the gap is cleaned.
  3. Where the tested detail needs backing or fill, we fit it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Finally, we list where we worked and what we used, for your records.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about parking restrictions
  • Tell us about any previous sealing or DIY attempts
