Matching Regrouting
Tiled areas in Matching need attention? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Cracked or crumbling grout lines
- Splashback grout that has darkened
- Grout that makes sound tiles look old
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.
About our regrouting in Matching
Regrouting is normally paired with resealing. Grout belongs between tiles, but corners and edges move, so they need flexible silicone instead. Renewing both together means nothing is left half-done. We work on shower walls, tiled floors and wet rooms, and common reasons people get in touch are splashback grout that has darkened and old grout in a dated colour.
Homes around Matching are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.
You get a one-year guarantee, the same in Matching as everywhere else we work.

Your questions about regrouting in Matching
Can you help a landlord with a rental near Sawbridgeworth station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can ring 0345 464 0079 or send us an email with the details for a clear quote.
Can you do regrouting in Matching?
Yes, Matching is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or drop us an email with a few details of the job.
Is resealing included with regrouting?
Normally, yes. Corners and edges need flexible silicone and doing both at once leaves everything sound.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Will there be a smell?
There can be a smell while the sealant cures. Ventilation helps.
What does regrouting cost?
Every job is different, so each one gets its own quote. For a quick quote, ring 0345 464 0079 or drop us an email and let us know what needs doing and where.
How long will you be here?
It depends on the size of the job, but as a guide it takes anything from a few hours to a full day, depending on the area. We’ll tell you when we quote.
Is it possible to regrout only the shower area?
We can. We will check the other tiled areas as well and let you know if more needs doing.
How it works
The work is kept neat and contained to the area we’re working on, so you can carry on as normal. Expect the work to take anything from a few hours to a full day, depending on the area. Somewhere as small as Matching, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- Every tile area is checked for hollow or loose tiles first.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- We regrout the joints and clean the tile faces.
- We finish with silicone in the moving joints.
How to prepare
- Mention any leaks or damp you’ve noticed
- Mention any sign-in or site rules at work premises
- Tell us about access, such as stairs, a lift or high-level joints

Regrouting around Matching
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
In the older streets around Parish Church of St Mary, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near Sawbridgeworth station, a regrout while the flat is empty is quicker than working around a tenant.

Quotes for regrouting in Matching
We quote each job individually. These are the things that affect it:
- Access and height
- Working hours on commercial sites
- The number and length of the joints
- The old material and how stubborn it is
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.
What to tell us for a quote
You don’t need to know the technical terms. Just tell us:
- The problem you’ve noticed
- The type of property
- A few photos by email, if you can
- Where the property is
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.
What happens if it’s left?
If tiles are loose, regrouting alone is not the answer. We point that out first, so you can decide what to do. Where the tiles are sound, regrouting is far less disruptive than retiling. In a small place like Matching, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.
Why book with us
- A 12-month guarantee on all work
- Any old sealant cut out fully, not covered over
- Anti-fungal silicone where joints get wet
- Homes, businesses and hotels
When something else is needed
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- Tiles that are chipped or split
- A leaking wet room membrane
- Leaks from pipes, valves or wastes (a plumber’s job)
Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Keep an eye on the silicone along the edges
- Keep harsh bleach and acid cleaners off the grout
- Clean grout with a mild bathroom cleaner
- Clean with a soft brush, not anything metal
Before we leave, you’ll know when the shower can be used. Stick to that time, and go gently on the grout at first.
Tiles can come away if failed grout is left. Once that happens, regrouting won’t fix it, so it’s worth acting early.

What else we do in Matching
Surface by surface
Kitchen splashbacks
Grout behind the hob and sink works hard. We regroute and reseal the worktop joint.
Wet rooms
In a wet room, the whole floor gets wet, so sound grout really matters. We check for loose tiles before starting.
