- Good tiles let down by tired grout
- Grout in corners that has cracked
- Grout that’s cracking and breaking up
How we handle regrouting in Lower Cox Street
Regrouting suits shower walls, bathroom floors, kitchen splashbacks and wet rooms. It can be a full room, others just the shower. Whatever the size, the method stays the same. If you are dealing with grout in a colour the owner wants to change and floor grout that won’t come clean, we can put it right, on wet rooms, tiled floors and kitchen splashbacks alike.
In a village or hamlet like Lower Cox Street, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

What happens on the day
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a shower enclosure, longer for a whole room, and the area is left clean. Somewhere as small as Lower Cox Street, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First we agree what’s being done and flag any loose tiles.
- We remove the old grout carefully.
- The joints are cleaned out and vacuumed.
- The new grout goes in, then the tile faces are cleaned.
- We renew the silicone at the corners and edges.
Preparing for the visit
- Tell us about any water getting in
- Mention any parking rules near the property
- Where the joints are inside, avoid wetting them before we arrive
How to get a quote
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Keeping the joints in good condition
So the new joints stay in good condition:
- Check the corner silicone every few months
- Keep the fan on after showering
- Don’t use strong acidic cleaners on grout
- Get any tile that moves checked promptly
Keep an eye on the silicone in the corners. Corners flex, so the sealant there will need renewing in time, long before the grout does.
Small problems with grout are quick to put right. Left for a few years, they can become a leak, so get it looked at when you notice it.
Lower Cox Street: your questions answered
Do you cover smaller places like Lower Cox Street?
Yes, Lower Cox Street is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is Lower Cox Street in your area for regrouting?
Yes, Lower Cox Street is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or send us an email and tell us what needs doing, and we’ll send you a clear quote.
How soon can the shower be used after regrouting?
You will get a clear time from us before we go. Both the grout and the silicone need time to cure before the shower is used.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in.
Can you seal over the old sealant?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
What should I tell you?
Just the basics: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or email us.
Do you grout the corners?
We use silicone in corners and along edges. Grout in those joints cracks as the building moves.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before resealing.
Regrouting around Lower Cox Street
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
In the older streets around Church of St Peter, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Leave it or put it right?
Grouting over old grout rarely lasts. It sits thinly on top and soon flakes away, taking any repair with it. Removing the old grout to an even depth lets the new grout key in properly. Where a wall is exposed, as many are in small places like Lower Cox Street, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
What you get with us

When to call us in Lower Cox Street
Movement behind the tiles cracks grout. That can be a loose tile, a flexing floor or a stud wall, which is why we check the tiles first.
These are the problems we’re asked about most:
- Old grout in a dated colour
- Grout washed out of a shower
- Cracked grout along the bath or tray
- Greasy, stained grout behind the hob
If you let a flat or house near Bearsted station, a regrout while the flat is empty is quicker than working around a tenant.

Different surfaces, different methods
Kitchen splashbacks
Splashback grout picks up grease and cooking stains. Once it’s stained, new grout is often the only fix.
Shower walls
Showers put more water on grout than anywhere else. We replace it, and reseal the corners.
What we can’t put right
It helps to know what we can’t do:
- Damaged tiles that need replacing
- Tiles that are loose or hollow behind
- A leaking shower valve or waste
If you are not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer before you book.

DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
