Regrouting for homes and businesses in Low Street
Changing the grout colour is a simple way to update tiles. You might go from white to grey, or the other way round. Tell us what you have in mind when you ask for a quote. Typical jobs include shower grout that has worn away and kitchen splashback grout stained by grease, across bathroom floors, bathroom wall tiles and tiled floors.
In a village or hamlet like Low Street, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Different surfaces, different methods
Wet rooms
Regrouting a wet room helps keep water on the surface of the tiles. It cannot fix waterproofing below the tiles.
Kitchen splashbacks
A splashback can be regrouted without touching the worktop. The joint along the worktop is resealed with silicone.
Regrouting in Low Street: local notes
Low Street is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
For site and facilities teams at buildings such as East Tilbury Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as St James' Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Do you need regrouting in Low Street?
Grout is porous, so water, soap and grime soak into it. Given time, it discolours and begins to break down and showers that get daily use suffer most.
These are the problems we are asked about most:
- Grout that makes sound tiles look old
- Stained grout that cleaning will not shift
- Floor grout that will not come clean
- Cracked or crumbling grout lines
Rented homes near East Tilbury station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.

- Who does the work, and how experienced they are
- How long the guarantee is
- What happens if they find a problem under the old sealant
- Which sealant they’ll use, and why

What we do, step by step
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes a few hours, or longer for a fully tiled room, depending on the size of the job. In a small place like Low Street, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- Silicone goes into the corners and along the edges.
How to prepare
- Let us know about earlier repairs to the joints
- Tell us about any water getting in
- Mention any parking rules near the property

Advice
Looking after it afterwards
So the new joints stay in good condition:
- Check the corner silicone every few months
- Do not use strong acidic cleaners on grout
- Skip wire brushes and scourers
- Wipe or squeegee the shower walls
Before we leave, you will know when the shower can be used. Please follow it, and go gently on the grout at first.
Leaving failed grout can mean tiles come loose. Once that happens, regrouting won’t fix it so early action pays.
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Honest limits
To be straight with you, some problems need a different trade:
- Leaks from pipes, valves or wastes (a plumber’s job)
- Movement in a stud wall or floor
- Waterproofing that has failed below the tiling
Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.
