Trusted regrouting in Lee Chapel

Surface by surface

Bathroom wall tiles

We can regroute all the walls in a bathroom, depending on size. It’s a good time to change the grout colour.

Kitchen splashbacks

Kitchen grout collects grease and food splashes. Once it’s stained, new grout is often the only fix.

Regrouting in Lee Chapel, done properly

Before we start, the tiles are checked. Loose or hollow tiles are pointed out first, since new grout cannot fix a problem underneath. Where the tiles are sound, regrouting gives the area a new lease of life. Common call-outs are for grout stained black or orange that won’t clean and corners filled with grout instead of silicone, on kitchen splashbacks, bathroom wall tiles and wet rooms.

Homes around Lee Chapel range from older cottages to more recent houses. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Lee Chapel: your questions answered

I let a flat near Basildon station. Can you help?

Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we’ll send you a clear quote.

Is Lee Chapel within the area you cover?

Yes, Lee Chapel is covered. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Should I try DIY first?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we’re done.

Do you work for hotels and businesses?

Yes. We’ve worked for hotels, offices and other businesses and we are fully insured.

How long does the job take?

A typical job takes anything from a few hours to a full day, depending on the area, including the preparation. We will confirm how long when we quote.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Regrouting in Lee Chapel: local notes

Basildon, which Lee Chapel is part of, is one of England’s post-war new towns. With many homes dating from the post-war decades, plenty of bathrooms have been resealed or refitted more than once. New sealant will not stick to old, so the old layers have to come out first. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near Basildon station, stained grout drags a rental down, and regrouting between lets puts that right. For an older house near a landmark such as St Martin of Tours, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Damaged tiles that need replacing
  • Waterproofing that has failed below the tiling
  • A structure that flexes behind the tiles

If in doubt, phone 0345 464 0079 or email us and we will say what we think before booking.

Joints and surfaces we work on

  • Wet rooms
  • Kitchen splashbacks
  • Tiled floors
  • Bathroom floors
  • Bathroom wall tiles
  • Shower walls

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Rinse soap off the tiles after each shower
  • Clean with a soft brush, not anything metal
  • Clean grout with a mild bathroom cleaner
  • Use a squeegee on the tiles after showering

Have any tile that moves checked straight away. A loose tile cracks the grout around it and open a path for water.

Leaving failed grout can mean tiles come loose. Once that happens, regrouting won’t fix it so early action pays.

Do you need regrouting in Lee Chapel?

Grout used in corners or along the bath cracks as the bath or tray moves. Those joints should be silicone, and when they are not, water gets in.

Signs it’s time to call us include:

  • Cracked or crumbling grout lines
  • Gaps where the shower grout has gone
  • Good tiles let down by tired grout
  • Greasy, stained grout behind the hob

Schools such as St Anne Line Catholic Junior School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Our hiring checklist

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

What happens on the day

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours, or longer for a fully tiled room and we leave things clean and tidy. Parking around Lee Chapel is usually easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. We start by checking the tiles for any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. Dust and debris are vacuumed out of every joint.
  4. We fill the joints with new grout, then clean the tiles.
  5. Corners and edges are resealed with flexible silicone, not grout.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Tell us about any previous sealing or DIY attempts
  • Let us know about stairs, lifts or work at height

Why act early in Lee Chapel

Cracked grout lets water behind the tiles. Leave it, and the adhesive or the wall behind can suffer, and then you are looking at retiling. Dealing with it now keeps it small. In a smaller place like Lee Chapel, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
