Langley Bottom Regrouting
Professional regrouting in and around Langley Bottom, with old sealant always removed completely and a one-year guarantee.
- Stained grout that cleaning won’t shift
- Grout that is cracking and breaking up
- Dirty, worn grout on a tiled floor
About our regrouting in Langley Bottom
Our applicators rake out the old grout to an even depth, without damaging the edges of the tiles. After vacuuming, new grout goes in and the tiles are wiped clean, and the corners get fresh silicone. We work on bathroom wall tiles, shower walls and bathroom floors, and people most often call us about cracked or crumbling grout lines and discoloured grout on otherwise sound tiles.
For a small place like Langley Bottom, regrouting is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.
All of our work is guaranteed for twelve months.

How it works
You do not need to clear the whole room or building, just the space around the work. We protect the rest, and the work takes a few hours for a shower enclosure, longer for a whole room for a typical job. For a village or hamlet like Langley Bottom, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We agree the area to be regrouted and point out any loose tiles.
- Grout is raked out without chipping the tiles.
- Dust is cleared from every joint.
- We grout the joints and wipe the tiles clean.
- Internal corners and edges are resealed.
How to prepare
- For indoor joints, keep the area dry beforehand if you can
- Plan for the work area to be out of bounds to pets and children
- On commercial sites, let us know about site rules

Advice
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Use a soft brush rather than a wire one
- Have loose tiles looked at early
- Rinse the tiles after showering
- Use gentle cleaners on grout
Leave the area unused for as long as we advise, so it cures fully. From then on, a quick rinse after showering helps and let the room air.
Leaving failed grout can mean tiles come loose. Once that happens, regrouting will not fix it, so it’s worth acting early.
For landlords and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Should I try it myself first?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Different surfaces, different methods
Bathroom floors
New floor grout makes a big difference to how a bathroom looks. Floor-to-wall and bath joints are sealed, not grouted.
Wet rooms
Both the grout and the silicone in a wet room matter. We replace the grout and reseal the edges.
Why it’s worth doing now in Langley Bottom
Cracked grout lets water behind the tiles. Left alone, that water can loosen tiles or damage the wall, and then you are looking at retiling. Dealing with it now keeps it small. Older cottages and farmhouses around Langley Bottom can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Langley Bottom: your questions answered
Do you cover Langley Bottom for regrouting?
Yes, Langley Bottom is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or drop us an email and tell us what needs doing, and we’ll send you a clear quote.
Do you cover smaller places like Langley Bottom?
Yes. Langley Bottom is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you work for letting agents?
Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.
Can new sealant go over the old?
No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
Do you grout the corners?
Silicone. Grout belongs between the tiles, while corners and edges need a joint that can move.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
How long does the job take?
It depends on the size of the job, but most jobs take a few hours for a shower enclosure, longer for a whole room. We will tell you when we quote.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
What we are called out for in Langley Bottom
A bathroom that stays damp keeps the grout wet, and damp grout is where mould grows. When black spots keep returning, the mould has usually got into the grout.
Any of these means the joints need attention:
- Floor grout that has worn and darkened
- Kitchen splashback grout stained by grease
- Good tiles let down by tired grout
- Grout washed out of a shower
Managing a site like The Thomas Alleyne School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Questions to ask before booking
- Who turns up on the day
- How long the guarantee is
- What product goes in the joint
- Which colour the sealant will be
