Lamb Corner Regrouting
Raking out old, cracked or stained grout and regrouting tiled walls and floors for homes and businesses in Lamb Corner and across Essex. ARBOMaster approved applicators, fully insured, with a one-year guarantee.

- Cracked grout along the bath or tray
About our regrouting in Lamb Corner
Our applicators rake out the old grout to an even depth, taking care not to chip the tile edges. The joints are then vacuumed, regrouted and cleaned off, with silicone renewed in the corners. If you have grout stained black or orange that won’t clean and discoloured grout on otherwise sound tiles, we can help, on bathroom wall tiles, kitchen splashbacks and wet rooms alike.
Being in a small place like Lamb Corner makes no difference to the job itself: it just means planning the journey and access beforehand. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.
Big or small, it’s backed by our one-year guarantee.

How it works
On the day, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. Most jobs take anything from a few hours to a full day, depending on the area. Somewhere as small as Lamb Corner, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, we check for loose or hollow tiles and point out any we find.
- The old grout comes out to a consistent depth, without damaging the tiles.
- Dust and debris are vacuumed out of every joint.
- New grout is worked into the joints and cleaned off the tile faces.
- Corners and edges are resealed with flexible silicone, not grout.
Before we arrive
- Mention any tricky access
- For indoor joints, keep the area dry beforehand if you can
- Keep children and pets away from the work area

Wet rooms
Wet room grout and sealant need to be in good order. We renew both.
Bathroom wall tiles
Tiles away from the shower stay drier but still stain and crack. Regrouting brings them back in line.

What we’re called out for in Lamb Corner
A bathroom that stays damp keeps the grout wet, and damp grout is where mould grows. Black marks that come back after cleaning are often in the grout itself.
It’s worth asking for a quote if you see:
- Floor grout that has worn and darkened
- Cracked or crumbling grout lines
- Greasy, stained grout behind the hob
- Gaps where the shower grout has gone
For landlords with property near Manningtree station, a regrout while the flat is empty is quicker than working around a tenant.

Why deal with it now?
Grout pens and paint-on colourants only cover the surface. They don’t fill cracks or stop water and stains often come back through. A proper regrout puts new grout in the joint. Where a wall is exposed, as many are in small places like Lamb Corner, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we will go through it with you.

Questions from Lamb Corner
Do you cover Lamb Corner for regrouting?
Yes. We work across London and the South East, and Lamb Corner is part of that. You can ring 0345 464 0079 or send us an email and tell us what needs doing.
Will you come out to Lamb Corner?
Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Will the old sealant be removed?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
Can you do several jobs on one visit?
Yes. More than one area can go on one quote.
Is it possible to regrout only the shower area?
Yes. Many jobs are just the shower walls, or just the joints that have failed.
When can I use the shower again?
The wait depends on the materials and how warm the room is. We will give you a time to follow when the job is done.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Honest limits
In fairness, there are a few things sealant won’t fix:
- Failed tanking or waterproofing under the tiles
- Tiles that are chipped or split
- Tiles that are loose or hollow behind
If you are not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

Keeping the joints in good condition
To keep the joints looking good and working properly:
- Check the corner silicone every few months
- Rinse soap off the tiles after each shower
- Use gentle cleaners on grout
- Use a squeegee on the tiles after showering
Clean the grout with a mild bathroom cleaner and a soft brush. Keep harsh bleach and acid limescale removers away from it, as they can break grout down.
Tiles can come away if failed grout is left. Once that happens, regrouting won’t fix it, so it’s worth acting early.
Bathrooms and kitchens in Lamb Corner
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
If you look after a building such as Dedham Church of England Voluntary Controlled Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. If you live in an older home near Parish Church of St Mary, older homes can move a little, which is hard on rigid grout and tired sealant.
