When to call us in King's Walden
Some grout fails because it was mixed or laid badly. Grout that was too wet, not packed in or cleaned off too hard tends to wash out early.
Common reasons people contact us are:
- Floor grout that won’t come clean
- Discoloured grout on otherwise sound tiles
- Grout stained black or orange that won’t clean
- Grout in corners that has cracked
Rented homes near Luton Airport Parkway station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Regrouting in King's Walden, done properly
Grout is the filler between your tiles, while sealant goes where tiles meet a bath, tray or worktop. Once grout starts to crack or wash away, water can get in behind the tiles. We rake it out and replace it, then reseal the corners and edges. We work on bathroom wall tiles, shower walls and wet rooms, and common reasons people get in touch are splashback grout that has darkened and good tiles let down by tired grout.
Somewhere as small as King's Walden, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

Why it’s worth doing now in King's Walden
Once grout cracks, water can get behind the tiling. Left alone, that water can loosen tiles or damage the wall, and then you’re looking at retiling. Sorting it early keeps the job simple. Around King's Walden, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

King's Walden: your questions answered
Do you work for landlords with property near Luton Airport Parkway station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.
Do you cover smaller places like King's Walden?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Will regrouting fix loose tiles?
Tiles that have come away need sorting first. We will point them out before any grout comes out.
Should corners be grouted or sealed?
We seal corners with silicone. They move slightly, and grout there cracks.
What does regrouting cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.
Can new sealant go over the old?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
Are you fully insured?
Yes, we’re fully insured for domestic and commercial work.
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Wipe or squeegee the shower walls
- Use gentle cleaners on grout
- Open a window or run the fan to clear steam
- Have loose tiles looked at early
Before we leave, you’ll know when the shower can be used. Please follow it, and go gently on the grout at first.
Fixing grout early is a small job. Left for a few years, they can become a leak, so get it looked at when you notice it.
How it works
The work is kept neat and contained to the joints we are treating, so you can carry on as normal. Expect the work to take a few hours for a shower enclosure, longer for a whole room. In a small place like King's Walden, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We check the tiles for any that are hollow or loose.
- The old grout is removed to an even depth.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- Silicone goes into the corners and along the edges.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about earlier repairs to the joints
- Keep pets and children clear of the area while we work

Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
What regrouting looks like in King's Walden
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you look after a building such as Breachwood Green Junior Mixed and Infant School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near Church of St Mary, walls and floors in older homes can move, and sealant and grout show it first.

What affects the cost of regrouting
Jobs vary more than people expect. What affects the quote:
- When we can work, for business premises
- The size of the job
- The old material and how stubborn it is
- Any mould that needs treating
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we’ll go through it with you.
What to tell us for a quote
Photos help, but a description is a good start. Try to tell us:
- How many joints, rooms or windows are involved
- Whether it’s a home or a business
- Any access issues, like height or stairs
- The address or postcode of the job
We don’t publish a price list, because every job is different. Instead, your job gets its own clear quote. To get started, call 0345 464 0079 or email us.
