Questions from Fairlop

Can you do regrouting in Fairlop?

Yes. We work across London and the South East, and Fairlop is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job, and we’ll give you a clear quote.

Do you work for landlords with property near Seven Kings station?

Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear quote.

Do you reseal at the same time?

Most of the time, yes. Grout fills tile gaps and sealant handles the moving joints, so we renew both and include it in your quote.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Will regrouting fix loose tiles?

New grout can’t hold loose tiles in place. We flag any loose or hollow tiles before starting, so you can decide what to do.

Where do you work from?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Do you have insurance?

Yes, we’re fully insured for every job we do.

How we handle regrouting in Fairlop

A bathroom with good tiles can still look worn if the grout has gone. Regrouting replaces the grout and keeps the tiles you have, so there’s no stripping out and no new tiles to choose. Typical jobs include splashback grout that has darkened and grout washed out of a shower, across kitchen splashbacks, tiled floors and shower walls.

Even in a smaller place like Fairlop, bathrooms and kitchens see heavy daily use. Older or newer, every room gets the same approach: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

Whatever the size of the job, it’s backed by our 12-month guarantee in Fairlop and across Essex.

What regrouting looks like in Fairlop

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

In the older streets around St Francis of Assisi, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For site and facilities teams at buildings such as Fairlop Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Seven Kings station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.

Fairlop is about 2 miles east of Woodford, in Essex. Homes, rented property, offices and hotels in Fairlop is covered for regrouting, old or new, large or small. The work is guaranteed for a year. When it isn’t the sealant

A few problems are outside what sealant work can do:

  • A leaking wet room membrane
  • Leaks from pipes, valves or wastes (a plumber’s job)

If in doubt, call 0345 464 0079 or send us an email and we will say what we think.

Landlord and commercial work in Fairlop

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

What happens on the day

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes anything from a few hours to a full day, depending on the area, depending on how much there is to do. Parking around Fairlop is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Advice

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Different surfaces, different methods

Kitchen splashbacks

A splashback can be regrouted without touching the worktop. The joint along the worktop is resealed with silicone.

Bathroom wall tiles

Whole bathroom walls can be regrouted in one visit or more, depending on the area. It’s a good time to change the grout colour.

Quotes for regrouting in Fairlop

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • Working hours on commercial sites
  • How many rooms, windows or areas are involved
  • The type of sealant required
  • Access and height

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

When you call or email, these details help:

  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel
  • What the problem is, such as mould, gaps, leaks or cracking
  • The rough size of the job

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

Looking after it afterwards

Looking after new joints is easy:

  • Give the walls a quick rinse after use
  • Use gentle cleaners on grout
  • Do not use strong acidic cleaners on grout
  • Clean with a soft brush, not anything metal

Have any tile that moves checked straight away. A loose tile cracks the grout around it and open a path for water.

Fixing grout early is a small job. Left, the same problem can let water through so it’s worth dealing with as soon as you spot it.
