Regrouting for Eastling homes and businesses

Regrouting in Eastling, done properly

A grout colour change can freshen a room without retiling. Light grout can go darker to hide marks, or the other way round. Tell us what you have in mind when you ask for a quote. We’re often asked to deal with corners filled with grout instead of silicone and grout that stays dark however much it’s cleaned, on shower walls, kitchen splashbacks and tiled floors.

For a small place like Eastling, regrouting is planned like any other job: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

Every job is covered by a 12-month guarantee, wherever you are in Kent.

Bathrooms and kitchens in Eastling

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Letting a property close to Teynham station? Then stained grout drags a rental down, and regrouting between lets puts that right. Managing a site like Eastling Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Eastling: your questions answered

Is Eastling within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Teynham station?

Yes, rental work is part of what we do. Just call 0345 464 0079 or email us and tell us about the property, and we will give you a clear quote.

Is regrouting a chance to pick a new grout colour?

Yes. Many clients do. A darker grout hides marks better and lighter grout gives a fresher look.

What if some of my tiles are loose?

New grout cannot hold loose tiles in place. We check the tiles first and tell you if any are loose or hollow, so you can decide what to do.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

What does regrouting cost?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Can you seal over the old sealant?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

What we’re called out for in Eastling

Soap scum and limescale build up on grout that is hard to shift. The grout beneath can stain and weaken, which is when replacing it makes sense.

The most common problems we see are:

  • Stained grout that cleaning will not shift
  • Dirty, worn grout on a tiled floor
  • Cracked grout along the bath or tray
  • Cracked or crumbling grout lines

Homes close to Church of St Mary include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • How the colour is chosen
  • Are they insured?
  • How much experience the applicator has
  • How the joint is cleaned and prepared

Our hiring checklist

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

What happens if it’s left?

It’s tempting to fill a few cracks yourself, but patched grout rarely matches the rest, and the old grout keeps failing around them. Doing the full area gives you one colour and sound joints throughout. Where a wall is exposed, as many are in small places like Eastling, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

How the visit works

You do not need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes anything from a few hours to a full day, depending on the area in most cases. For a village or hamlet like Eastling, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. The joints are vacuumed and cleaned.
  4. We fill the joints with new grout, then clean the tiles.
  5. The corners and edges get new silicone, because grout there would crack.

Preparing for the visit

  • Mention any tricky access
  • Tell us if parking is tricky
  • Mention any sign-in or site rules at work premises

Advice

For landlords and businesses

For anyone letting property in or around Eastling, several properties can go on one quote. Send us the addresses and the work at each.

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

What sealant work cannot fix

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • A leaking shower valve or waste
  • A floor or wall that keeps moving
  • Tiles that have come away from the wall

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think.

What we seal

  • Bathroom wall tiles
  • Bathroom floors
  • Tiled floors
  • Shower walls
  • Wet rooms
  • Kitchen splashbacks

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Look at the sealant in the corners now and then
  • Clean with a soft brush, not anything metal
  • Wipe water off the walls when you’re done
  • Give the walls a quick rinse after use

We will tell you when the area can be used again. Stick to that time, and go gently on the grout at first.

If grout in the shower is washing out, act soon. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.
