Dungate Regrouting
Our applicators work in Dungate on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Grout in a colour the owner wants to change
- Splashback grout that has darkened
- Grout that stays dark however much it’s cleaned
Different surfaces, different methods
Bathroom wall tiles
Whole bathroom walls can be regrouted in one visit or more, depending on the area. You can change the colour at the same time.
Corners and edges
Corners flex as the building moves, so we seal them rather than grout them.
How we handle regrouting in Dungate
Changing the grout colour is a simple way to update tiles. Light grout can go darker to hide marks, or the other way round. Tell us what you have in mind when you ask for a quote. We work on bathroom wall tiles, tiled floors and wet rooms, and people most often call us about grout in corners that has cracked and discoloured grout on otherwise sound tiles.
Around Dungate, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.
You’re covered for a year from the day we finish. If anything is not right with it, ring 0345 464 0079 or drop us an email.

How we quote for regrouting
Every job gets its own quote. These are the things that affect it:
- Whether there’s mould to deal with
- The size of the job
- The product the joint needs
- How much old sealant there is and how hard it is to remove
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.
Helping us quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- The type of property
- What the problem is, such as mould, gaps, leaks or cracking
- Photos by email, if that’s easy
- Whether it has been sealed before
For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved.
How the visit works
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a few hours for a shower enclosure, longer for a whole room. Somewhere as small as Dungate, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We check the tiles for any that are hollow or loose.
- The old grout is removed to an even depth.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
Before we arrive
- Mention if the joints have been sealed before
- Where the joints are inside, avoid wetting them before we arrive
- Mention any leaks or damp you’ve noticed
Getting a quote
Every job is quoted individually, so start by telling us what you need. Just call 0345 464 0079 or drop us an email with the details, and photos are welcome.
Advice
How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Clean with a soft brush, not anything metal
- Do not use strong acidic cleaners on grout
- Look at the sealant in the corners now and then
- Have loose tiles looked at early
Keep an eye on the silicone in the corners. It’s the part that moves, so the sealant there will need renewing in time.
Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout, before the joints open up.
Dungate homes and their sealant
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For site and facilities teams at buildings such as Milstead and Frinsted Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Church of St Catherine, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Local landmarks in Dungate
Typical jobs here are in homes near Fulston Manor School and Cromers Wood, among other places. For rail, the closest station is Sittingbourne station, roughly 2.9 miles north of the centre. Nearby you’ll also find Sittingbourne Heritage Museum (2.6 miles north) and Newnham Castle (2.5 miles south-east).
Why deal with it now?
Patching a few joints can look like a quick win, but the patches often do not match, and the old grout keeps failing around them. Regrouting the whole area gives an even, lasting finish. Around Dungate, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

What sealant work can’t fix
We won’t take on work that won’t last, so these are the limits:
- Water coming from plumbing rather than grout
- Tiles that are chipped or split
- A structure that flexes behind the tiles
If in doubt, call 0345 464 0079 or email us and we will say what we think.

Your questions about regrouting in Dungate
Will you come out to Dungate?
Yes. Dungate is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you help a landlord with a rental near Sittingbourne station?
Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before any work starts.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Dungate, along with the rest of our area.
What should I tell you?
Let us know what needs doing and where, plus photos if you have them. We will ask anything else we need to know.
Is it messy?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Do you grout the corners?
We use silicone in corners and along edges. Grout in those joints cracks as the building moves.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in.
Can you work on commercial sites?
Yes. We’ve worked for hotels, offices and other businesses and we’re fully insured.

Common problems we fix in Dungate
Hard water and soap leave a film on grout that is hard to shift. The grout beneath can stain and weaken, and at that point, new grout is the better answer.
People generally contact us when they notice something like this:
- Greasy, stained grout behind the hob
- Floor grout that has worn and darkened
- Crumbling grout between the tiles
- Grout stained black or orange that will not clean
Letting a property close to Sittingbourne station? Then a regrout while the flat is empty is quicker than working around a tenant.
