Regrouting for Craig's End homes and businesses

Regrouting in Craig's End, done properly

Our applicators rake out the old grout to an even depth, without damaging the edges of the tiles. The joints are then vacuumed, regrouted and cleaned off, and the corners get fresh silicone. We’re often asked to deal with dirty, worn grout on a tiled floor and gaps where the shower grout has gone, across wet rooms, kitchen splashbacks and tiled floors.

In a village or hamlet like Craig's End, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

You are covered for a year from the day we finish. If there’s a problem with it, please call 0345 464 0079 or send us an email.

What affects the cost of regrouting

The quote reflects the job in front of us. We take into account:

  • Whether old sealant or filler has to be cut out
  • Any working-time requirements on site
  • Access and height
  • The number and length of the joints

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Questions from Craig's End

Can you do regrouting in Craig's End?

Yes, Craig's End is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or email us with a few details of the job.

Is regrouting in Craig's End guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Is it possible to regrout only the shower area?

Yes. A lot of our jobs are only the shower, or the area where the grout has gone.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Is it OK to seal over old sealant?

No. We remove every bit of old sealant first, so the new sealant bonds properly.

How long should I wait before showering?

Before we leave, we’ll tell you how long to wait. Both the grout and the silicone need time to cure before they get wet.

Do you work for landlords and businesses?

Yes. We work for householders, landlords, letting agents, businesses and hotels across Essex.

I rent my home. Can I book you?

We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Keep harsh bleach and acid cleaners off the grout
  • Clean grout with a mild bathroom cleaner
  • Get any tile that moves checked promptly
  • Wipe or squeegee the shower walls

We will tell you when the area can be used again. Please follow it, and go gently on the grout at first.

Stains that will not clean are a sign the grout is breaking down. At this point it’s a simple regrout, before the joints open up.

The process

Before we leave, we go over the finished joints with you. The visit itself normally takes a few hours, or longer for a fully tiled room, depending on the size of the job. For a village or hamlet like Craig's End, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. We vacuum the joints and clean out the dust.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. The corners and edges get new silicone, because grout there would crack.

How to prepare

  • Keep pets and children clear of the area while we work
  • On commercial sites, let us know about site rules
  • Mention if the joints have been sealed before

Advice

Landlords, agents and businesses in Craig's End

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

What sealant work can’t fix

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Movement in a stud wall or floor
  • Water coming from plumbing rather than grout
  • Damaged tiles that need replacing

If you’re not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer.

Why it’s worth doing now in Craig's End

It’s tempting to fill a few cracks yourself, but the patches often don’t match, and the old grout keeps failing around them. Doing the full area gives you one colour and sound joints throughout. Around Craig's End, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll send you a clear quote for the lot.

What you get with us

  • Neat joints and a tidy finish
  • ARBOMaster approved applicator
  • Quality sealants from Arbo and Everbuild
  • Any old sealant cut out fully, not covered over

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Regrouting around Craig's End

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

In and around Craig's End, as anywhere, good regrouting starts with a clean, dry, properly prepared joint. If you live in an older home near Parish Church of St Peter and St Thomas, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
