Breasclete Regrouting
Raking out old, cracked or stained grout and regrouting tiled walls and floors in Breasclete, with a one-year guarantee on every job. Call for a quick quote.
- Grout stained black or orange that will not clean
- Old grout in a dated colour
- Splashback grout that has darkened
Regrouting in Breasclete, done properly
Stained, crumbling or cracked grout can make a sound bathroom look tired. With regrouting, the tiles stay and only the grout is renewed, so there’s no stripping out and no new tiles to choose. If you have discoloured grout on otherwise sound tiles and shower grout that has worn away, we can put it right, on kitchen splashbacks, wet rooms and shower walls alike.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
All of our work is guaranteed for twelve months, in Breasclete and everywhere else we cover.

What affects the quote in Breasclete
The price is agreed before any work begins. It takes into account:
- Any mould that needs treating
- Any working-time requirements on site
- The product the joint needs
- How many areas need sealing
A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.
Helping us quote
Photos help, but a description is a good start. Try to tell us:
- A few photos by email, if you can
- Whether it has been sealed before
- Access, such as stairs, a lift or height
- Roughly how big the job is
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.
When it isn’t the sealant
In fairness, there are a few things sealant will not fix:
- Loose tiles, which need refixing first
- Cracked or broken tiles
- Waterproofing that has failed below the tiling
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Breasclete: your questions answered
Is Breasclete in your area for regrouting?
Yes. Our work covers the whole of Scotland, and Breasclete is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
Is Breasclete within the area you cover?
Yes, we do. We work across all of Scotland, islands included, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
What goes in the corners, grout or silicone?
We seal corners with silicone. They move slightly, and grout there cracks.
Will the sealant be renewed as well as the grout?
Generally, yes. Corners and edges need flexible silicone, and it makes sense to renew both together.
How do I get a quote for regrouting in Breasclete?
Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.
Do I need to be at home?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Will it make a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Regrouting around Breasclete
Breasclete is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
Around Breasclete, as everywhere, regrouting is only as good as the preparation behind it. For jobs in and around Breasclete, choosing the right material for each joint is as important as a tidy finish.

What happens on the day
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for a shower enclosure, longer for a whole room, and the area is left clean. For a place like Breasclete, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by checking the tiles for any that are loose or hollow.
- Old grout is raked out to a consistent depth without chipping the tiles.
- The joints are vacuumed and cleaned.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- We reseal the internal corners and edges with silicone.
Getting ready for the visit

How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Use a squeegee on the tiles after showering
- Run the extractor fan during and after a shower
- Do not ignore a tile that feels loose
- Clean grout with a mild bathroom cleaner
A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Run the extractor fan or open a window so the grout dries between uses.
Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.
DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Other services in Breasclete
Landlord and commercial work in Breasclete
Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we’re fully insured for the work.
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
Why deal with it now?
Patching a few joints can look like a quick win, but patched grout rarely matches the rest, and the old grout keeps failing around them. Doing the full area gives you one colour and sound joints throughout. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Why us?
- Neat joints and a tidy finish
- Domestic, commercial and hotel work
- Old sealant always removed completely
- Trusted Arbo and Everbuild sealants
