Regrouting in Bell's Corner

If you’ve been scrubbing grout that will not come clean, the discolouration has generally soaked into the grout. New grout is the fix that lasts, and it’s a chance to change the colour too. We work on bathroom floors, shower walls and kitchen splashbacks, and common reasons people get in touch are grout in a colour the owner wants to change and grout that stays dark however much it’s cleaned.

Around Bell's Corner, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

Whatever the size of the job, you get the same 12-month guarantee.

FAQs for Bell's Corner

Is Bell's Corner within the area you cover?

Yes, Bell's Corner is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Is there a guarantee on regrouting in Bell's Corner?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Bell's Corner.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.

What if some of my tiles are loose?

Regrouting won’t fix loose tiles. We flag any loose or hollow tiles before starting so you know where you stand.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Can new sealant go over the old?

No, it won’t last. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Can I add another job to the visit?

Yes. More than one area can go on one quote.

Common problems we fix in Bell's Corner

Soap scum and limescale build up on grout and stick to it. In time the grout under it darkens and breaks down, which is when replacing it makes sense.

Look out for these signs:

  • Dirty, worn grout on a tiled floor
  • Cracked grout along the bath or tray
  • Crumbling grout between the tiles
  • Greasy, stained grout behind the hob

If you live in an older home near Church of St Mary, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Questions to ask before you book

  • Who turns up on the day
  • What insurance they hold
  • How the surfaces are prepared before sealing
  • When the joint can take water or movement

The process

At the end, we look at the finished work together and tell you how long to leave it. The visit itself generally takes a few hours for a shower enclosure, longer for a whole room, depending on the amount of work. Somewhere as small as Bell's Corner, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints
  • Plan for the work area to be out of bounds to pets and children

When it is not the sealant

It helps to know what we cannot do too:

  • A floor or wall that keeps moving
  • Leaks from pipes, valves or wastes (a plumber’s job)
  • A leaking wet room membrane

If in doubt, call 0345 464 0079 or send us an email and we will say what we think before you book.

  • Wet rooms
  • Tiled floors

What happens if it’s left?

Colouring the surface of old grout is a quick cosmetic fix. They won’t fill gaps or keep water out and stains often come back through. A proper regrout puts new grout in the joint. In a small place like Bell's Corner, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

How to look after the new joints

So the new joints stay in good condition:

  • Rinse soap off the tiles after each shower
  • Don’t use strong acidic cleaners on grout
  • Stick to mild products for cleaning grout
  • Wipe or squeegee the shower walls

If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and open a path for water.

If grout in the shower is washing out, act soon. Each shower drives water into the open joints, and that water can reach the wall or the floor below.
