Bathroom resealing in SP5: how it works
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. Typical jobs include leaks into the floor or ceiling below and lumpy, uneven sealant from a DIY attempt, across kitchen worktops & upstands, sinks & splashbacks and baths.
On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes around two hours for one bath or shower, longer for a whole bathroom from start to finish.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
What you will pay
Leaving a failed joint usually makes the job bigger, not smaller. If you are not sure whether it needs doing, phone 0345 464 0079 or email us and we’ll give you an honest view and a quote.
Why book with us

Bathroom resealing across SP5: local notes
From Cowesfield Gate to its smaller places, homes across SP5 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in SP5, surfaces are cleaned back properly before new sealant goes in.
Cowesfield Gate: Letting a property close to Dean station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Around Cowesfield Gate, as everywhere, bathroom resealing is only as good as the preparation behind it.
When it isn’t the sealant
A few problems are outside what sealant work can do:
- Movement from a bath with loose feet or no proper support
- Failed grout lines across the wall
- Cracks in the tray itself rather than the joint
Quotes for bathroom resealing in SP5
For a quick quote, just ask. The main things that affect it are:
- The size of the job
- Access and height
- Any working-time requirements on site
- The product the joint needs
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
What we need to know
To make quoting easier, please include:

We quote each job on its own. Simply phone 0345 464 0079 or drop us an email and describe the job.
What we are called out for in SP5
Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.
The most common problems we see are:
- Gaps between the worktop and the wall
- Leaking joints on a shower screen
- Sealant that has split, shrunk or peeled away
- Two layers of silicone, both failing
Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Don’t leave water standing on kitchen joints
- Open a window or run the fan so the room dries
- Avoid abrasive pads on the sealant
- Wipe the sealant dry after showering
Do not stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
Landlords, agents and businesses in SP5
Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
