New build mastic near Writtle

New build mastic in Writtle, done properly

If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. If you are still within the builder’s snagging or warranty period, tell them first. We work on kitchens, skirting & floors and show homes, and the jobs we see most are beads laid onto grit and dust from the build and leaking shower tray seals in a new home.

Homes around Writtle range from older cottages to newer houses, and their floors range just as widely, from timber that moves with the seasons to tiles laid on concrete. The sealant at skirtings and thresholds has to suit the floor it meets.

All our work is covered by our one-year guarantee, wherever you are in Essex.

Joints and finishes in Writtle homes

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For new homes near Chelmsford station, it’s worth checking the sealant early, while snags are still fresh.

What happens if it’s left?

The builder is generally the first port of call while the snagging or warranty period runs. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. Around Writtle, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

What you get with us

  • 20+ years of sealant experience
  • We agree the colour with you first
  • White, clear, grey or another colour, product permitting
  • We’re fully insured

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

What we’re called out for in Writtle

Baths and trays settle under load once the home is lived in. If a bath wasn’t filled when it was sealed, the bead is stretched the first time it’s used and can tear.

Common reasons people contact us include:

  • Sealant work across a run of new homes
  • Gaps behind new kitchen upstands
  • Gaps opening as the house dries out and settles
  • Shower seals failing in the first year or two

Around Writtle, as everywhere, new build mastic is only as good as the preparation behind it.

What to look for in a quote

  • How long the guarantee is
  • Who does the work, and how experienced they are
  • How long to leave it before use
  • Whether you can choose the colour

10 questions to ask before booking

Landlord and commercial work in Writtle

Hotels need rooms back in use, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

We work for landlords and letting agents as well as homeowners. Resealing between tenancies keeps a property looking cared for.

Different surfaces, different methods

Bathrooms and en suites

Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. The old sealant comes out and anti-fungal sanitary silicone goes in after cleaning and priming.

Show homes

Show homes need sealant that looks right from day one. Every bead is neat and coloured to suit the room.

What happens on the day

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. It usually takes a few hours for most snagging lists, longer for a run of plots. A visit to Writtle is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We look at why each joint failed, including any movement.
  2. Old sealant is cut out and the joints cleaned.
  3. Joints are dried and primed where the product calls for it.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

Getting ready for the visit

  • Let us know about stairs, lifts or work at height
  • Let us know about earlier repairs to the joints
  • Where the joints are inside, avoid wetting them before we arrive

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Act quickly if a seal starts to leak
  • Keep pictures and emails about snagging items
  • Wipe joints with warm soapy water
  • Resist patching a failed seal with a tube from the DIY shop

Avoid standing on the rim of the bath or the edge of the tray while the sealant cures. If a bath or tray moves when you stand in it, get it looked at.

A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.
