New-build mastic & snagging in Westfield, Highland
Professional new build mastic in and around Westfield, with every bit of old sealant taken out first.
- Shower seals failing in the first year or two
- Sealant work across a run of new homes
- Sealant that never bonded to the surface
Joints and finishes in Westfield homes
Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
If you’ve bought a new home near Thurso station, the sealant around baths, showers and frames is worth checking in the first year or two.
Westfield is about 4 miles south-west of Thurso, in Highland. Westfield gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Westfield is one of 253 places in Highland we cover for new build mastic.
Our applicators cover all of KW14 for new build mastic and the streets around it. Neighbouring places we cover for new build mastic include Janetstown (2 miles north-east), Glengolly (3 miles north-east), Forss (3 miles north), Thurso (4 miles north-east) and Scrabster (5 miles north-east). Island and remote addresses take a little more planning, so please mention your location when you send an email to info@mrmastic.co.uk.

How we handle new build mastic in Westfield
Dust is the enemy of new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the new bead bonds properly instead of bonding to the dust. We work on skirting & floors, kitchens and windows & doors, and common reasons people get in touch are beads laid onto grit and dust from the build and gaps between new skirting and floors.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
Each job carries a 12-month guarantee, large or small.

How it works
Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to several days, depending on the number of plots. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- Each joint is checked for movement before work begins.
- Old sealant is cut out and the joints cleaned.
- Joints are dried and primed where the product calls for it.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- The finished joints are checked and the cure times given.
How to prepare

Advice
Surface by surface
Show homes
We can refresh show-home sealant that has discoloured or been knocked. We cut it out and reseal neatly.
Plot handovers
Taking time over preparation reduces return visits. Dust from the build is removed first and prime where the product needs it.
What we cannot put right
In fairness, there are a few things sealant will not fix:
- Leaks from pipes, valves or wastes, which need a plumber
- Cracked trays, tiles or worktops
- Deciding who is responsible under a builder’s warranty
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.
Surfaces we seal
- Bathrooms & en suites
- Kitchens
- Show homes
- Plot handovers
- Windows & doors
- Skirting & floors
Looking after it afterwards
Looking after new joints is easy:
- Avoid running a DIY bead over the old one
- Record problems with dated photos
- Get a leaking seal dealt with straight away
- Watch for new gaps as the house dries out
Keep the bathroom ventilated, especially in the first year. Use the extractor fan or open a window after showers so moisture does not sit on the sealant.
Don’t let the snagging period run out with sealant problems unreported. After that, putting it right may fall to you.
Common questions in Westfield
Can you help a landlord with a rental near Thurso station?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Do you cover smaller places like Westfield?
Yes. Westfield is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Will you leave a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Why has my new-build shower seal failed already?
Cracking in the first couple of years is common. Rushed application on dusty surfaces makes it worse.
Do you work for developers?
Yes. We carry out plot mastic and second-fix sealing for builders and developers. Send the schedule and any specification and we will give you a quote.
What do you need from me for a quote?
A short description and the location, with photos by email if possible. If we need more, we’ll ask.
When is the best time to reseal in a new build?
For failed seals that let water through, the best time is now. Cosmetic gaps can wait until the first year or two of movement has passed.
Will the old sealant be removed?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
What we are called out for in Westfield
The first winter with the heating on dries a new home quickly. Gaps open along skirting, frames and worktops and cracks appear in the sealant.
The most common problems we see are:
- Internal frame sealant that has split
- Kitchen sealant that has pulled off the wall
- New-build shower sealant that has already split
- Sealant applied over dusty or wet surfaces
Around Westfield, as everywhere, new build mastic is only as good as the preparation behind it.
What to look for in a quote
- Whether the sealant suits the joint
- What happens if the job turns out different
- Whether they’re fully insured
- Is VAT in the price?
Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
How we quote for new build mastic
The quote reflects the job in front of us. We look at:
- Whether old sealant or filler has to be cut out
- Any mould that needs treating
- How many rooms, windows or areas are involved
- The type of sealant required
Combining jobs into one visit is usually more efficient than separate visits. You’ll get one clear quote for the whole job.
