New build mastic in Water Eaton
Dust is the enemy of new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the new bead bonds properly instead of bonding to the dust. Typical jobs include cracked caulk along new skirting and untidy sealant flagged on a snagging list, on bathrooms & en suites, windows & doors and show homes.
In and around Water Eaton, floors range from older timber boards to tiles and newer finishes, from timber that moves with the seasons to tiles laid on concrete. Skirting and threshold joints need a sealant that suits the floor.
The work is covered for a year after we finish. If anything isn’t right with it, phone 0345 464 0079 or drop us an email.

Do you need new build mastic in Water Eaton?
Sealant applied onto damp surfaces does not bond well. On a busy site, joints are not always given time to dry first.
It’s worth asking for a quote if you see:
- Untidy sealant flagged on a snagging list
- Sealant applied over dusty or wet surfaces
- Plot mastic for developers ahead of handover
- Gaps behind new kitchen upstands
Around Water Eaton, as everywhere, new build mastic is only as good as the preparation behind it.
What your quote should include
- The length of the guarantee
- Is VAT in the price?
- Are they insured?
- How long to leave it before use
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Wait for the cure time before using a resealed shower
- Check bath and shower seals every few months as the house settles
- Record problems with dated pictures
- Report sealant problems to your builder during the snagging period
Ventilation matters in a new home, which is still drying out. Use the extractor fan or open a window after showers to help keep mould away.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Catching it early keeps the fix to the sealant.

Water Eaton: your questions answered
Do you work for landlords with property near Bletchley station?
Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.
Is Water Eaton in your area for new build mastic?
Yes, Water Eaton is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or email us with a few details of the job.
Where are you based?
Mr Mastic is based in Crawley. We cover Water Eaton and the rest of Milton Keynes.
Can you reseal over the builder’s sealant?
No. Sealing over old sealant looks fine for a few weeks, then lifts. All the old sealant comes out before any work starts.
Can you work from my snagging list?
Yes. Photos of each sealant item help us quote. If something isn’t sealant, we will say so.
Do you take on second-fix sealing for builders?
Yes. Plot mastic and second-fix sealing for developers is part of our work. Send the schedule and any specification and we’ll give you a quote.
Can I do it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
Should I go to my builder first?
While the snagging or warranty period runs, the builder should be your first contact. If they’re slow or the fix does not last, we can help.
How it works
Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours in a single home. Parking around Water Eaton is usually easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- Each joint is checked for movement before any work starts.
- Old sealant is cut out and the joints cleaned.
- Joints are dried and primed where the product calls for it.
- Baths are filled with water, then the new sealant is applied.
- The finished joints are checked and the cure times given.
How to prepare
- Mention any tricky access
- Let us know if you’ve seen damp or leaks
- Keep children and pets away from the work area
How to get a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

Leave it or put it right?
DIY kits do not solve the main problems with new-build sealant: grit, unprimed surfaces and old layers underneath. Proper removal and preparation are what make it last. In a smaller place like Water Eaton, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or send us an email.

Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
