New build mastic in Torridon
Building dust is behind a lot of failed new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the sealant actually sticks instead of bonding to the dust. We are often asked to deal with cracks appearing as a new home settles and gaps behind new kitchen upstands, across show homes, skirting & floors and plot handovers.
Around smaller Scottish places like Torridon, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

New build mastic in Torridon: local notes
Torridon is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.
Whether the job is in Torridon itself or nearby, the right material for each joint matters as much as a neat finish.

Work for landlords, hotels and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
For anyone letting property in or around Torridon, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and photos by email help.
What happens on the day
At the end, we look at the finished work together and tell you how long to leave it. The visit itself generally takes a few hours for most snagging lists, longer for a run of plots, depending on the size of the job. Somewhere like Torridon may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- The old bead comes out in full, with no layer left behind.
- We clean off dust from the build and prime the surfaces where the product needs it.
- A sealant chosen for each area goes in and is tooled smooth.
- We check every joint and tell you how long each needs to cure.
Preparing for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Clear the area around the work
- Mention any parking rules near the property

Advice
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
What we are called out for in Torridon
Fresh sealant can be knocked or cut by trades finishing off. A bead disturbed before it has cured may never seal properly and it shows once the home is in use.
The most common problems we see are:
- Skirting joints opening in the first winter
- Messy sealant that spoils new finishes
- Gaps behind new kitchen upstands
- Second-fix sealing on new plots
Around Torridon, as everywhere, new build mastic is only as good as the preparation behind it.

Leave it or put it right?
Resealing everything on a snagging list in one visit is usually simpler than chasing joints one at a time. It’s one visit, one quote and one set of cure times for the lot. In an older home around Torridon, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

How to look after the new joints
Aftercare is simple:
- Report sealant problems to your builder during the snagging period
- Open a window or run the fan after bathing
- Avoid running a DIY bead over the old one
- Keep pictures and emails about snagging items
Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it as they wear the bead.
Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small and protects the rest of the house.
