Signs you need new build mastic in Tickleback Row

Later trades and the final clean can damage fresh sealant. If it’s disturbed before curing, the joint can be left weak and it shows once the home is in use.

The problems people normally mention when they call include:

  • Beads laid onto grit and dust from the build
  • Cracked sealant around new window and door frames
  • Leaking shower tray seals in a new home
  • Cracked caulk along new skirting

Around Tickleback Row, as everywhere, new build mastic is only as good as the preparation behind it.

How to choose a mastic man

New build mastic in Tickleback Row, done properly

Dust is the enemy of new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the new bead bonds properly rather than sitting on a layer of grit. Common call-outs are for untidy sealant flagged on a snagging list and frame joints opening as the plaster dries, on plot handovers, bathrooms & en suites and show homes.

Around Tickleback Row, older homes often have timber floors that move through the year, which is why skirting and threshold joints need a flexible sealant, not filler.

Your job is guaranteed for a year, as with all our work.

How the visit works

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for most snagging lists, longer for a run of plots in most cases. Somewhere as small as Tickleback Row, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. Failed or untidy sealant is cut out completely.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Finally, each room is checked and you’re given the cure time.

Advice

Honest limits

To be straight with you, there are a few things sealant will not fix:

  • A tray or bath that isn’t properly supported, until it’s fixed
  • Your warranty claim itself, which is between you and the builder
  • Broken tiles or a split tray

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think.

Tickleback Row: your questions answered

Do you work for landlords with property near Bracknell station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear quote.

Can you do new build mastic in Tickleback Row?

Yes, Tickleback Row is within the area we cover. Our work covers London and the South East. Just phone 0345 464 0079 or send us an email with a few details of the job, and we’ll give you a clear price.

Can you reseal over the builder’s sealant?

No. Over-sealing traps mould and water and soon fails. All the old sealant comes out before we start.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

My new home is still under warranty. Should I contact you?

Your builder, if you are still in their snagging or warranty period. After that, or if their repair keeps failing, we can do it with our 12-month guarantee.

Do you take out the old sealant first?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Is the work guaranteed?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we will put it right.

Can you do several jobs on one visit?

Yes. Just list everything you need.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What new build mastic looks like in Tickleback Row

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For new homes near Bracknell station, it’s worth checking the sealant early, while snags are still fresh.

What the job involves on each surface

Bathrooms and en suites

En suite seals are easy to miss on a snagging list until they leak. A proper reseal keeps water in the tray.

Windows and doors

Draughts around new frames are often a sealant gap. We check and reseal the frame edges.

Leave it or put it right?

If you’re still in the builder’s snagging or warranty period, ask them to put it right first. If it keeps failing or isn’t dealt with, we can reseal it properly. Where a wall is exposed, as many are in small places like Tickleback Row, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Put sealant faults on your snagging list early
  • Look at the sealant regularly in the first couple of years
  • Avoid running a DIY bead over the old one
  • Avoid scourers and strong chemicals on sealant

Keep the bathroom ventilated, especially in the first year. Use the extractor fan or open a window after showers.

A seal that splits early is often a sign of movement. Getting it resealed properly, and any movement checked, stops it recurring.
