How we handle new build mastic in Thundridge

Developers send us the plot schedule and we work through it. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over using the right product for each joint. We work on skirting & floors, windows & doors and kitchens, and common reasons people get in touch are frame joints opening as the plaster dries and sealant that never bonded to the surface.

For a small place like Thundridge, the journey and access are planned in advance, and once on site, the job is the same as anywhere.

Big or small, it’s backed by our 12-month guarantee.

Questions from Thundridge

Do you work for landlords with property near Ware station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.

Is Thundridge within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you match the sealant colour to my new kitchen or bathroom?

Most bathroom joints are white or clear, but other colours are available. We match the colour to the finish before we begin.

When is the best time to reseal in a new build?

Where water is getting through, do not wait. Hairline cosmetic gaps can wait until the house has settled.

Is there a guarantee?

Yes, for a year. If anything isn’t right with the work within the year, let us know and we will sort it.

How do I get a quote for new build mastic in Thundridge?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do you have insurance?

Yes, we are fully insured for domestic and commercial work.

For landlords and businesses

For anyone letting property in or around Thundridge, several properties can go on one quote. Send us the addresses and the work at each.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

How the visit works

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours in a single home. In a small place like Thundridge, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we work through your snagging list or plot schedule with you.
  2. We cut out every bit of the failed or messy sealant.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Finally, each room is checked and you’re given the cure time.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Move anything stored near the joints
  • Mention any sign-in or site rules at work premises

What happens if it’s left?

If you’re still in the builder’s snagging or warranty period, ask them to put it right first. If it keeps failing or isn’t dealt with, we can reseal it properly. Older cottages and farmhouses around Thundridge can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Why us?

  • Quality sealants from Arbo and Everbuild
  • A sealant colour to suit the surroundings
  • Anti-fungal sanitary silicone in wet areas
  • Old sealant always removed completely

What affects the cost of new build mastic

For a quick quote, just ask. The main things that affect it are:

  • How easy the joints are to reach
  • How many areas need sealing
  • Whether old sealant or filler has to be cut out
  • Mould in or behind the old joints

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, phone 0345 464 0079 or email us and we will give you an honest view and a quote.

Helping us quote

What to tell us when you ask for a quote:

  • The address or postcode of the job
  • A few pictures by email, if you can
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, ring 0345 464 0079 or email us.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What the job involves on each surface

Kitchens

Sink joints are wet all the time. We use a sealant suited to kitchens.

Windows and doors

Internal joints between frames and plaster often crack as a new house dries. We remove cracked sealant and apply a flexible one.
